PUBLIC HEARING NOTICES
NOTICE IS HEREBY GIVEN that the City Council of the City of Omaha, Nebraska, will hold public hearings on June 17, 2025, beginning at 2:00 PM in Legislative Chambers, 1819 Farnam Street, Omaha, Nebraska 68183, for the purpose of hearing testimony for:
An ordinance to rezone property located northwest of 209th and Blondo Streets from AG–Agricultural District to DR–Development Reserve District.
An ordinance to rezone property located northwest of 209th and Blondo Streets from AG–Agricultural District to R4-Single-Family Residential District (High-Density).
An ordinance to approve an Amendment to the Future Land Use Element of the City’s Master Plan from Industrial to Low Density Residential for the property generally located northwest of 209th and Blondo Streets.
Res. that, the Final Plat entitled Blondo Point, a subdivision outside city limits, located northwest of 209th and Blondo Streets, is hereby approved and accepted.
Res. that, the Subdivision Agreement among the City of Omaha, Blondo Point, LLC, The Blondo Point Owners Association, and Sanitary and Improvement District (S.I.D.) 636 of Douglas County, Nebraska, as recommended by the Mayor, is hereby approved. The Subdivision is to be known as Blondo Point (Lots 1-379 and Outlots A-E) and is located northwest of 209th and Blondo Streets.
Res. that, the Final Plat transmitted herewith entitled of El Toro Plaza, a subdivision inside city limits, located at 2405 Z Street, is hereby approved, and concurrently a portion of the existing plat entitled Albrights Annex, and described on said replat, is hereby vacated.
Res. that, the Special Use Permit application submitted by Sell Properties LLC for a Special Use Permit to allow General offices in the HI District, located at 2405 Z Street, is hereby approved and the Permits and Inspection Division is directed to issue the necessary permit therefor, provided the conditions set out in Exhibit “A” of the referenced application, conditions set out in Exhibit “B”, and all applicable local or state statutes, ordinances or regulations are complied with. The proposed Special Use Permit has been reviewed and evaluated pursuant to, and meets each of, the criteria set forth in Section 55-885 of the Omaha Municipal Code.
Res. that, the Subdivision Agreement between the City of Omaha and Z End LLC, a Nebraska Limited Liability Company, as recommended by the Mayor, is hereby approved. The Subdivision is to be known as El Toro Plaza (Lot 1) and is located at 2405 Z Street.
Res. that, the Special Use Permit application submitted by REGA Engineering Group, Inc., for a Major Amendment to the Special Use Permit pursuant to allow Meatpacking and related industries in the HI-Heavy Industrial District, located northeast of 27th and N Streets, is hereby approved and the Permits and Inspection Division is directed to issue the necessary permit therefor, provided the conditions set out in Exhibit “A” of the referenced application, conditions set out in Exhibit “B”, and all applicable local or state statutes, ordinances or regulations are complied with; and, that the proposed Special Use Permit has been reviewed and evaluated pursuant to, and meets each of, the criteria set forth in Section 55-885 of the Omaha Municipal Code.
Res. that, the Special Use Permit application submitted by Hansen Property Development, Inc., for a Major Amendment to the Special Use Permit pursuant to allow Scrap and salvage services in the GI District, located at 5940 South 60th Street (portions of the property are located within the FF-Flood Fringe and FW-Floodway Overlay Districts), is hereby approved and the Permits and Inspection Division is directed to issue the necessary permit therefor, provided the conditions set out in Exhibit “A” of the referenced application, conditions set out in Exhibit “B”, and all applicable local or state statutes, ordinances or regulations are complied with; and, that the proposed Special Use Permit has been reviewed and evaluated pursuant to, and meets each of, the criteria set forth in Section 55-885 of the Omaha Municipal Code.
