PUBLIC HEARING NOTICE
CHARLES STREET TOWNHOMES
REDEVELOPMENT PROJECT PLAN
NOTICE IS HEREBY GIVEN that the City Council of the City of Omaha, Nebraska, will meet and hold a public hearing on September 30, 2025, beginning at 2:00 PM in Legislative Chambers, 1819 Farnam Street, Omaha, Nebraska 68183 for the purpose of hearing testimony for:
Charles Street Townhomes
Redevelopment Project Plan.

West of 28th and Charles Street
The project site involves five vacant parcels located on either side of Charles Street, west of 28th Street. The redevelopment project plan proposes the three lots on the south side will be developed as a townhome style residential project with two market rate rental units, and those lots replatted as two parcels. The two lots on the north side of Charles Street will each contain one single family home, with all four units to be market rate rental units.
The Planning Board recommended approval of this Redevelopment Project Plan at the June 4, 2025 public hearing.
The Redevelopment Project Plan authorizes the City’s participation in the redevelopment of this project site through the allocation of Tax Increment Financing (TIF) in an amount up to $247,563.00, which includes capitalized interest. TIF loan proceeds will be used to offset eligible expenses such as acquisition, site excavation, architectural and engineering costs, and other public improvements as required. The total estimated project costs are $1,600,000.00, but are subject to change as final costs come in.
A copy of said plan is available for public inspection in the City Clerk’s Office.

SOUTH OMAHA
TURNBACK TAX GRANT COMMITTEE
NOTICE OF PUBLIC MEETING
The South Omaha Turnback Tax Grant Committee will hold a public meeting on Wednesday, October 1, 2025, at 5:00 p.m. in Room 120 of the CAM Building at MCC South Omaha Campus, located at 2800 Edward Babe Gomez Ave., Omaha NE 68107. The public hearing will be held to receive public feedback, answer applicant questions, and provide application materials for grant proposals that showcase important historical aspects of defined areas within South Omaha; or, assist with the reduction of street and gang violence in defined areas of South Omaha; or, assist with small business and entrepreneurship growth in defined areas of South Omaha. Grant applications will be accepted September 22, 2025, through October 24, 2025.
Applications can be found online at www.cityofomaha.org or www.douglascounty-ne.gov beginning Monday, September 22, 2025, and are due by 4:00 PM on Friday, October 24, 2025.
