INCOMMON HOUSING
NOTICE OF PUBLIC MEETING
ON APPLICATION FOR HOME FUNDING
NOTICE IS HEREBY GIVEN that on March 17, 2025, at inCOMMON Park Commons 1340 Omaha, Nebraska 68105, inCOMMON Housing Development Corporation will hold a public meeting concerning an application to the Nebraska Department of Economic Development and City of Omaha for a HOME Investment Partnership (HOME) award. This funding is available to eligible entities for local affordable housing activities.
The inCOMMON Housing Development Corporation & Poppleton Project West, LLC is requesting $500,000 from Nebraska Department of Economic Development and possibly $300,000 from the City of Omaha for Poppleton Project West as identified in the Park Avenue Neighborhood Plan, Omaha Housing Affordability Study 2021 and KVG Market Study 2024 & 2025. The development will be 70 units, of which 50 will be affordable and all under 120% of area median income for studio, 1B, 2B, 3B units. Funds will be used on construction activities for the 50 affordable units, 60% AMI (studio-1B-2B) at 1303 Park Avenue, Omaha NE 68105, a vacant lot. They will also be used to develop affordable units with rents ranging from 40-120% of area median income rents established by HUD. No persons will be displaced. Other sources of funds will be $2,792,107 traditional private bank financing, $969,119 NDED QCT ARPA, $1,156,420 LIHTC and $4,995,735 AHTC, $1,049,241 deferred developer fee, $300,000 developer equity, $869,486 TIF and $2,400,000 private sponsor loan.
The grant application will be available for public inspection at Park Avenue Commons, 1340 Park Ave., Omaha Nebraska 68105. All interested parties are invited to attend this public meeting at which time you will have an opportunity to be heard regarding the grant application. Written and oral testimony will also be accepted at the public meeting scheduled for 5:30-6:30 PM, March 17, 2025, 1340 Park Ave., Omaha, NE 68105. Written comments addressed to Sheryl Garst at 1340 Park Ave., Omaha NE 68104 or at sheryl@incommoncd.org will be accepted if received on or before March 17, 2025.
