NOTICE OF PUBLIC HEARING 

ON APPLICATION FOR

HOME INVESTMENT 

PARTNERSHIPS FUNDS

 

NOTICE IS HEREBY GIVEN that on September 8, 2026, at the Foundations Development office at 11264 Elm Street, Omaha, NE 68144, 2000 Jones, LLC will hold a public hearing concerning an application to the Nebraska Department of Economic Development for HOME Investment Partnerships Fund (HOME) award. This funding is available to eligible entities for local affordable housing activities.

2000 Jones, LLC is requesting $1,500,000 of HOME funding to assist with the financing of a new residential building, consisting of 90 units (one and two-bedroom apartments), for seniors 55+ years of age located at 700 South 20th Street, Omaha, Douglas County, Nebraska 68102. The legal description of the property is Liberty Addition Replat 1, Lot 2, Block 0, Lot 2. The $1,500,000 of HOME funding will be used for the benefit of people at or below 60% of the Area Median Income for Douglas County, Omaha, Nebraska. Other sources of funds will include $7,746,928 of proceeds from the sale of Low-Income Housing Tax Credits, $10 contribution from the special member, $2,227,252 of deferred developer fee, $8,100,000 from a conventional mortgage (bond financing), $1,188,000 of tax increment financing and $100 contribution from the managing member. No residents will be displaced due to this project. The need for these activities was identified through observed trends indicating that new affordable housing options for seniors are increasingly limited in and near the downtown Omaha area.

The grant application will be available for public inspection at the Foundations Development Office, 11264 Elm Street, Omaha, NE 68144. All interested parties are invited to attend this public hearing at which time you will have an opportunity to be heard regarding the grant application. Written and/or oral testimony will also be accepted at the public hearing scheduled for 9 AM, September 8, 2026, at the Foundations Development office - 11264 Elm Street, Omaha, NE 68144. Written comments addressed to Rob Woodling at 11264 Elm Street, Omaha, NE 68144 will be accepted if received on or before September 8, 2026, at 5 PM.

Individuals requiring physical or sensory accommodation including interpreter service, Braille, large print, or recorded materials, please contact Rob Woodling at 11264 Elm Street, Omaha, NE 68144 no later than September 3, 2026. Accommodations will be made for persons with disabilities and non-English speaking individuals provided that a 5-day notice is received by 2000 Jones, LLC.

NOTICE IS HEREBY GIVEN that on September 8, 2026 at the Foundations Development Office at 11264 Elm Street, Omaha, NE 68144, 1022 South 29th Street, LLC will hold a public hearing concerning an application to the Nebraska Department of Economic Development for a HOME Investment Partnerships Program (HOME) award. This funding is available to eligible entities for local affordable housing activities.

1022 South 29th Street, LLC is requesting $1,500,000 of HOME funding for a housing project consisting of the new construction of a 54 unit multi-family housing development, (including one and two-bedroom apartments) for seniors 55+ located at 1012/1022 South 29th Street in Omaha, Nebraska. Legal description includes Rees Place Lot 23 Block 0 66 X 140 and Rees Place Lot 24 Block 0 66 X 140, within Douglas County, Nebraska. $1,500,000 will be for the benefit of people at or below 60% of the Area Median Income. The project will also consist of $4,677,560 from the proceeds of Low Income Housing Tax Credits, a $5,100,000 conventional mortgage (bond financing), $712,800 in Tax Increment Financing, an $881,841 Deferred Developer Fee, a $100 Managing Member Contribution, and a $10 Special Member Contribution.

No residents will be displaced due to this project. The need for these activities was identified through observed trends indicating that new affordable housing options for seniors are increasingly limited in and near the downtown Omaha area.
