The Omaha Streetcar Authority will have a Meeting at 1:30 P.M. on Monday, May 16, 2022, in the Legislative Chambers of the Omaha/Douglas Civic Center, 1819 Farnam Street in Omaha, Nebraska, for the purpose of discussing the agenda items and briefing and discussion of public business. This meeting will have video conference capability. Proposed agenda kept continually current shall be available for public inspection in the Omaha/Douglas Civic Center at the Office of the City Attorney, but the Authority shall have the right to modify the agenda to include items of an emergency nature only at such public meeting when convened. REDEVELOPMENT PROJECT PLAN
NOTICE IS HEREBY GIVEN that the City Council of the City of Omaha, Nebraska, will meet and hold a public hearing on June 7, 2022, beginning at 2:00 PM in Legislative Chambers, 1819 Farnam Street, Omaha, Nebraska 68183 for the purpose of hearing testimony for:
MH Landing Lot 5 Redevelopment Project Plan.
Applicant: MH Ozone II LLC
Location: 3321 South 72nd Street
The redevelopment project proposes the new construction of a 5,663 square foot one story office building to include 2,134 square feet of warehousing space for materials related to the operations of the hotels of VMM Properties, LLC.
The Planning Board recommended approval of this Redevelopment Project Plan at the April 6, 2022 public hearing.
The Redevelopment Project Plan authorizes the City’s participation in the redevelopment of this project site through the allocation of additional TIF in an amount up to $390,000.00, plus accrued interest. TIF loan proceeds will be used to offset eligible expenses such as acquisition, site preparation, architectural and engineering costs, demolition, and other public improvements as required. The total estimated project costs are $2,689,275.00, but are subject to change as final costs come in.
A copy of said plan is available for public inspection in the City Clerk’s Office.

Shirley Tyree Theater Redevelopment Project Plan.
Applicant: RH Land Management Company LLC
Location: 2401 N 24th Street
The redevelopment project proposes the 4,392 square foot building will be thoroughly renovated for use as a black box theater performance facility, and an addition of about 4,300 square feet will be added to the east of the existing building.
The Planning Board recommended approval of this Redevelopment Project Plan at the April 6, 2022 public hearing.
The Redevelopment Project Plan authorizes the City’s participation in the redevelopment of this project site through the allocation of additional TIF in an amount up to $354,672.00, plus accrued interest. TIF loan proceeds will be used to offset eligible expenses such as acquisition, demolition, site work, architectural and engineering costs, and other public improvements as required. The total estimated project costs are $6,400,000.00, but are subject to change as final costs come in.

NOTICE OF PUBLIC HEARING ON THE SOUTH OMAHA SPRING LAKE (CRA) DESIGNATION
Notice is hereby given that the Omaha City Council has set Tuesday, June 7, 2022 at 2:00 p.m. as the date of Public Hearing on the Resolution approving the South Omaha Spring Lake (CRA) Designation.
The CRA is generally bound by I-80 between South 13th and South 24th Streets on the North; South 13th Street between I-80 and Spring Lake Drive on the East; F Street between South 24th Street and Spring Lake Drive, and Spring Lake Drive between F Street and South 13th Street on the South; and South 24th Street between I-80 and F Street on the West.
The proposed study area qualifies for designation as a CRA, in complete accordance with the Nebraska Community Development Law definitions for substandard and blighted, for the following reasons: poorly defined street layout, older infrastructure in poor condition, obsolescence of structures-buildings having a median age of more than 81 years, exceeding the threshold of a 40 year average age, and having overall building conditions that are generally below city wide average conditions, and having an overall average per capita income of approximately $19,271 which is lower than the overall City per capita income of $33,401.
The designation of the proposed study area as a Community Redevelopment Area meets the criteria established by the Nebraska Community Development Law. Approval of the CRA designation, will allow for the use of TIF to assist with the costs of future redevelopment.
The Planning Board recommended approval of this Redevelopment Project Plan at the April 6, 2022 public hearing.
A copy of said plan is available for public inspection in the City Clerk’s Office.

METROPOLITAN UTILITIES DISTRICT (M.U.D.)
Updates Approved to Gas and Water Rules and Billing Price Book
The M.U.D. Board of Directors approved changes May 4 to the Gas and Water Rules and Regulations and the Billing Price Book. Changes to the Gas and Water Rules are effective May 5, 2022, and changes to the Billing Price Book are effective June 1, 2022.
Updates include changes to the preface of both the Gas and Water Rules to better align with statutory authority. The Water Rules also include adjustments to the location of taps, materials for service piping, customer cooperation requirements, master service lines and private fire protection systems. The Gas Rules also include changes to general conditions and language regarding bypass of the District’s system, installation of gas equipment and appliance requirements.
