REDEVELOPMENT PROJECT PLAN
NOTICE IS HEREBY GIVEN that the City Council of the City of Omaha, Nebraska, will meet and hold a public hearing on May 19, 2020, beginning at 2:00 PM in Legislative Chambers, 1819 Farnam Street, Omaha, Nebraska 68183 for the purpose of hearing testimony for:
The Furniture Row Redevelopment Project Plan.
The redevelopment project plan proposes renovation of a one-story retail building and its basement, vacant for several years, for reuse as a two level indoor parking structure with 135 stalls. A new five story apartment building will be constructed, integrated into and partially on top of the existing building. There will be a total of 158 market rate apartment units, consisting of 135 studio/efficiency units and 23 one-bedroom units, to include about 3,000 square feet of office use.
The Planning Board recommended approval of this Redevelopment Project Plan at the August 7, 2019 public hearing.
The Redevelopment Project Plan authorizes the City’s participation in the redevelopment of this project site through the allocation of TIF in an amount up to $2,861,000.00, plus accrued interest. TIF will be used to offset eligible expenses such as site acquisition, site preparation work, the portion of hard construction costs attributable to rehabilitation of the existing building, architectural and engineering costs, and other public improvements as required. The total estimated project costs are $19,120,550.00, but are subject to change as final costs come in.
A copy of said plan is available for public inspection in the City Clerk’s Office.

BENSON THEATRE
REDEVELOPMENT PROJECT PLAN
NOTICE IS HEREBY GIVEN that the City Council of the City of Omaha, Nebraska, will meet and hold a public hearing on May 19, 2020, beginning at 2:00 PM in Legislative Chambers, 1819 Farnam Street, Omaha, Nebraska 68183 for the purpose of hearing testimony for:
The Benson Theatre Redevelopment Project Plan.
The Benson Theatre building was constructed in 1923 as a vaudeville theater. It operated for many decades as a movie house known for a time as the Benalto Theater. Vacant since 2010, it is in need of rehabilitation. KindAir at the Benson Theatre, LLC, a small community-based private nonprofit corporation, proposes to fully renovate the 6,487 square foot building as a single use space for public assembly, while preserving the original theater stage. The intent is to provide an alternative stage for independent programming with an emphasis on education during the day and entertainment at night.
The Planning Board recommended approval of this Redevelopment Project Plan at the March 4, 2020 public hearing.
The Redevelopment Project Plan authorizes the City’s participation in the redevelopment of this project site through the allocation of TIF in an amount up to $400,000.00, plus accrued interest. TIF will be used to offset eligible expenses such as acquisition, building rehabilitation, architectural and engineering costs, and public improvements as required. The total estimated project costs are $3,377,379.00, but are subject to change as final costs come in.

The 3814 Leavenworth Redevelopment Project Plan.
The redevelopment project plan proposes an infill redevelopment project that will transform a vacant site with a five-story, multi-family, market-rate 172 unit apartment building comprised of studios, one and two-bedroom units. The first floor will include a fitness center, apartment units and enclosed parking stalls. The remaining apartment units will be on floors 2-5. Additional parking will be located on a lower level for an approximate total of 150 enclosed parking stalls.
The Planning Board recommended approval of this Redevelopment Project Plan at the March 4, 2020 public hearing.
The Redevelopment Project Plan authorizes the City’s participation in the redevelopment of this project site through the allocation of TIF in an amount up to $3,300,000.00, plus accrued interest. TIF will be used to offset eligible expenses such as acquisition, architectural and engineering fees, environmental fees for SWPP Management and public improvements as required. The total estimated project costs are $28,156,488.00, but are subject to change as final costs come in.

The HNHC Scattered Sites Redevelopment Project Plan.
The redevelopment project plan proposes an affordable, infill housing redevelopment comprised of eight single-family, for-sale homes and a seven-unit row house structure. All 15 units will consist of four bedrooms. This redevelopment project plan also requires the use of different state and federal funding sources. Each funding source has its own income restrictions such as the low-income housing tax credits for the row house structure.
The Planning Board recommended approval of this Redevelopment Project Plan at the March 4, 2020 public hearing.
The Redevelopment Project Plan authorizes the City’s participation in the redevelopment of this project site through the allocation of TIF in an amount up to $275,000.00, plus accrued interest. TIF will be used to offset eligible expenses such as acquisition, site work, architectural and engineering costs, various studies and public improvements as required. The total estimated project costs are $4,525,009.00, but are subject to change as final costs come in.

AMENDMENT TO THE
DOWNTOWN NORTHEAST
REDEVELOPMENT PLAN
NOTICE IS HEREBY GIVEN that the City Council of the City of Omaha, Nebraska, will meet and hold a public hearing on May 19, 2020, beginning at 2:00 PM in Legislative Chambers, 1819 Farnam Street, Omaha, Nebraska 68183 for the purpose of hearing testimony for:
The Amendment to the Downtown Northeast Redevelopment Plan.
This amendment to the Downtown Northeast Redevelopment Plan approves and incorporates the Omaha Performing Arts Society Project Redevelopment Plan for a Project Area that includes that Holland Performing Arts Center and an existing parking lot. The Redevelopment Project includes the construction of a 107, 600 square foot live music venue on the parking lot and the future expansion of the Holland Performing Arts Center to include educational and administrative office facilities, as needed. In addition, this Amendment to the Downtown Northeast Redevelopment Plan proposes the redevelopment of a parking lot with construction of a 107,600 square foot live music venue and other various expanded and new facilities in the Project Area, which may include office space, educational classrooms, and other such comparable or suitable uses.
The Planning Board recommended approval of this Redevelopment Project Plan at the March 4, 2020 public hearing.
The proposes Redevelopment Project presents an opportunity to construct a new live music venue to compliment the redevelopment underway along the Riverfront and downtown, as well as additional amenities for a major civic facility. Due to the benefits offered to the City by the Redevelopment Project, the City proposes to assist the development by facilitating the vacation of the alley, at no cost to the developer, and providing for sewer connections. The City will contribute $1,100,000.00 for the installation of various public improvements including but not limited to street repair, lighting, streetscape additions and potential sewer work. The Redevelopment Project will utilize existing parking options available downtown and in nearby public parking garages.
