PUBLIC HEARING NOTICES
NOTICE IS HEREBY GIVEN that the City Council of the City of Omaha, Nebraska, will hold public hearings on May 7, 2024, beginning at 2:00 PM in Legislative Chambers, 1819 Farnam Street, Omaha, Nebraska 68183, for the purpose of hearing testimony for:
An ordinance to rezone property located northeast of 180th Street and West Maple Road from AG-Agricultural District to DR- Development Reserve District.
An ordinance to rezone property located northeast of 180th Street and West Maple Road from AG-Agricultural District to MU-Mixed Use District.
An ordinance to approve a Mixed Use District Development Agreement for property located northeast of 180th Street and West Maple Road between the City of Omaha and M180, LLC., providing site development standards.
Res. that, the Final Plat entitled Maple 180, a subdivision outside city limits, located northeast of 180th Street and West Maple Road, is hereby approved and accepted.
Res. that, the Subdivision Agreement among the City of Omaha, M180, LLC, the Maple 180 Landowners Association, Sanitary and Improvement District (S.&I.D.) 628 of Douglas County, Nebraska, as recommended by the Mayor, is hereby approved. The Subdivision is to be known as Maple 180 (Lots 1-7 and Outlots A-D) and is located northeast of 180th Street and West Maple Road.
An ordinance to rezone property located east of 108th and McKinley Streets from AG-Agricultural District to GI- General Industrial District.
An ordinance to approve an Amendment to the Future Land Use Element of the City’s Master Plan to change the future land use map for the property generally located east of 108th and McKinley Streets from a designation of Low Density Residential to Industrial.
Res. that, the Final Plat entitled Rainwood Park, a subdivision outside city limits, located east of 108th and McKinley Streets, is hereby approved and accepted.
Res. that, the Subdivision Agreement among the City of Omaha, Rainwood Park, LLC, The Rainwood Park Association, Sanitary and Improvement District (S.&I.D.) 635 of Douglas County, Nebraska, as recommended by the Mayor, is hereby approved. The Subdivision is to be known as Rainwood Park (Lots 1-3 and Outlots A-B) and is located east of 108th and McKinley Streets.
An ordinance to rezone property located northeast of 168th Street and Military Road from AG – Agricultural District to DR – Developmental Reserve District.
An ordinance to rezone property located northeast of 168th Street and Military Road from AG – Agricultural District to R4 – Single-Family Residential District (High Density).
Res. that, the Final Plat entitled Hagen Hills, a subdivision outside city limits (a portion of the property is located within the FF-Flood Fringe Overlay District), located northeast of 168th Street and Military Road, is hereby approved and accepted.
Res. that, the Subdivision Agreement among the City of Omaha, Hagen Hills, LLC, The Hagen Hills Owners Association, Papio-Missouri River Natural Resources District, and Sanitary and Improvement District (S.&I.D.) 633 of Douglas County, Nebraska, as recommended by the Mayor, is hereby approved. The Subdivision is to be known as Hagen Hills (Lots 1-46 and Outlots A-E) and is located northeast of 168th Street and Military Road.
An ordinance to rezone property located north of 13th and Nicholas Streets from CBD – Commercial Business District and HI – Heavy Industrial District to CBD – Commercial Business District.
An ordinance to rezone property located north of 13th and Nicholas Streets from CBD – Commercial Business District and HI – Heavy Industrial District to HI – Heavy Industrial District.
An ordinance to amend the boundaries of the NCE-Neighborhood Conservation Overlay District, to incorporate into that district the property located North of 13th and Nicholas Streets; to approve an amendment to the Urban Design Element of the Master Plan for the City of Omaha to incorporate the Millwork Commons NCE District Plan into the Master Plan.
An ordinance to rescind the ACI-1 – Area of Civic Importance Overlay District for a portion of the property located north of 13th and Nicholas Streets.
Res. that, the Final Plat transmitted herewith entitled Millwork Commons Replat 2, a subdivision inside city limits, located north of 13th and Nicholas Streets, is hereby approved, and concurrently a portion of the existing plat entitled Millwork Commons, Millwork Commons Replat One, Iron Horse, and City Lots, described on said replat, are hereby vacated.
Res. that, the Subdivision Agreement among the City of Omaha, Millwork District I, LLC, and the Millwork Commons Landowners Association, Inc., as recommended by the Mayor, is hereby approved. The Subdivision is to be known as Millwork Commons Replat Two (Lots 1-5 and Outlot B) and is located north of 13th and Nicholas Streets.
An ordinance to rezone property located at 8838 Lake Street from R2-Single-Family Residential District (Low-Density) and GC-General Commercial District to R5-Urban Family Residential District.
An ordinance to rezone property located northeast of 48th Avenue and Y Street from R4(35)-Single-Family Residential District (High-Density) to R5(35)-Urban Family Residential District.
An ordinance to rezone property located at 2224 Poppleton Avenue from GI-General Industrial District to R5-Urban Family Residential District.
An ordinance to rezone property located at 502 North 40th Street from R4-Single-Family Residential District (High-Density) to R5-Urban Family Residential District (property is a designated Local Landmark).
An ordinance to rezone property located at 2304 Grace Street from GI-General Industrial District to CC-Community Commercial District.
Res. that, the Special Use Permit application submitted by Tommy Lacarbo for a Special Use Permit to allow Indoor sports and recreation in the GI District, located at 13435 A Street, is hereby approved and the Permits and Inspection Division is directed to issue the necessary permit therefor, provided the conditions set out in Exhibit “A” of the referenced application, conditions set out in Exhibit “B”, and all applicable local or state statutes, ordinances or regulations are complied with. The proposed Special Use Permit has been reviewed and evaluated pursuant to, and meets each of, the criteria set forth in Section 55-885 of the Omaha Municipal Code.
