“NOTICE OF PUBLIC HEARING ON THE 72ND STREET AND WEST CENTER ROAD

SOUTHWEST (CRA) DESIGNATION”

Notice is hereby given that the Omaha City Council has set Tuesday, March 3, 2020 at 2:00 p.m. as the date of Public Hearing on the Resolution approving the 72nd Street and West Center Road Southwest Community Redevelopment Area (CRA) Designation.

The CRA is located south and west of the intersection of West Center Road and South 72nd Street. The CRA is approximately 7.25 acres. It is located within the boundaries of a larger study area bounded by West Center Road and Grover Street, South 72nd Street and Westgate Road, which are also the boundaries of Census Tract 69.06, Block Group 2.

The study examined demographic data and building condition information for Census Tract 69.06, Block Group 2. In addition to the Census data, the study involved an extensive windshield survey of the area and the use of Douglas County Assessor’s data regarding building conditions. The windshield survey documents the condition of the buildings and public infrastructure in the study area, including visual blight such as neglected or abandoned buildings and lots, boarded up or vacant structures, and deteriorated streets, curbs, gutters and related public improvements.

The Omaha City Planning Department analyzed the proposed study area and determined the area qualifies for designation as a CRA for the following reasons: deterioration structures, poorly defined street layout, safety of structures when unsecured and abandoned, a reduction in the population of the area, a median age of structures greater than 40 years.

The Planning Board recommended approval of this Redevelopment Project Plan at the January 8, 2020 public hearing.

A copy of said plan is available for public inspection in the City Clerk’s Office.

The Public Hearing will be held before the City Council of the City of Omaha on March 3, 2020, in the Legislative Chambers, Omaha/Douglas Civic Center, 1819 Farnam Street, Omaha, Nebraska.
