NOTICE OF PUBLIC HEARING

ON THE 72ND AND MERCY

(CRA) DESIGNATION

Notice is hereby given that the Omaha City Council has set Tuesday, March 4, 2025 at 2:00 p.m. as the date of Public Hearing on the Resolution approving the 72nd and Mercy (CRA) Designation.

The CRA is generally bound by Hickory Street on the North, South 72nd Street and South 72nd Court on the East, West Center Road and Mercy Road on the South, and South 75th Street on the West.

The proposed study area qualifies for designation as a CRA, in complete accordance with the Nebraska Community Development Law definitions for substandard and blighted, for the following reasons: older infrastructure in poor condition; having an unemployment rate of 19.5%, which exceeds 120% of the States’ unemployment rate of 3.07%; obsolescence of structures-buildings having a median age of more than 50 years, exceeding the threshold of a 40-year average age, and having overall building conditions that are generally below city wide average conditions; and having an overall average per capita income of approximately $15,615 which is lower than the overall City per capita income of $40,081.

The designation of the proposed study area as a Community Redevelopment Area meets the criteria established by the Nebraska Community Development Law. Approval of the CRA designation, will allow for the use of TIF to assist with the costs of future redevelopment.

The Planning Board recommended approval of this Redevelopment Project Plan at the January 8, 2025 public hearing.

A copy of said plan is available for public inspection in the City Clerk’s Office.

The Public Hearing will be held before the City Council of the City of Omaha on March 4, 2025, in the Legislative Chambers, Omaha/Douglas Civic Center, 1819 Farnam Street, Omaha, Nebraska.
