Notice is hereby given that the City Council of the City of Omaha met on December 5, 2023 and passed and approved the following ordinances:
ORDINANCE NO. 43609
AN ORDINANCE to amend the official zoning map of the City of Omaha adopted by Section 55-65 of the Omaha Municipal Code, by changing certain boundaries of the official zoning map of the City of Omaha in accordance with Section 55-886 of the Omaha Municipal Code, to rezone property located northwest of Saddle Creek Road and Pacific Street from R4-Single-Family Residential District (High Density) and GI-General Industrial District to R7-Medium-Density Multiple-Family Residential District.
Summary: The official zoning map adopted by Section 55-65 of the Omaha Municipal Code be, and the same hereby is, changed and amended in accordance with Section 55-886 of the Omaha Municipal Code so that: Lot l, CIP Saddle Creek, a subdivision as surveyed, platted and recorded in Douglas County, Nebraska, are hereby rezoned from R4-Single-Family Residential District (High Density) and GI-General Industrial District to R7-Medium-Density Multiple-Family Residential District.

ORDINANCE NO. 43610

ORDINANCE NO. 43611
AN ORDINANCE to amend the boundaries of the MCC-Major Commercial Corridor Overlay District, to incorporate into that district the property located northwest of Saddle Creek Road and Pacific Street; and to provide for an effective date.
Summary: In accordance with Sections 55-681 through 55-688 and 55-886 of the Omaha Municipal Code, the official zoning map adopted by Section 55-65 of the Omaha Municipal Code be, and the same hereby is, changed and amended so that: Lots 2-3, CIP Saddle Creek, a subdivision as surveyed, platted and recorded in Douglas County, Nebraska, is hereby rezoned to be included in and incorporated into the MCC-Major Commercial Corridor Overlay District; provided, that the base zoning district for such property shall not be changed by this ordinance.

ORDINANCE NO. 43612
AN ORDINANCE to approve a PUR-Planned Unit Redevelopment Overlay District located northwest of Saddle Creek Road and Pacific Street, to approve the Development Plan, and to provide for an effective date.
Summary: In accordance with Sections 55-595 through 55-600 of the Omaha Municipal Code, a PUR-Planned Unit Redevelopment Overlay District and the Development Plan, attached hereto and made a part hereof, are hereby approved, for the following described land in Douglas County, Nebraska: Lot 1, CIP Saddle Creek, a subdivision as surveyed, platted and recorded in Douglas County, Nebraska.

ORDINANCE NO. 43613
AN ORDINANCE establishing the Little Bohemia Business Improvement District (BID No. 6882) under the authority of the Business Improvement District Act, NEB. REV. STAT.§ 19-4105, et seq. for the purpose of providing specified activities, work and improvements in the Little Bohemia Business Improvement Area (13th Street from Pierce Street to Hickory Street with an eastern boundary generally being 12th Street and an alley between 12th and 13th Street and a western boundary of generally being 14th Street and an alley between 13th and 14th Street with a few properties outside those boundaries as shown on the attached map) of Omaha, Nebraska; to create the Little Bohemia Business Improvement District; to define the boundaries of such District; to identify that the properties benefited by the improvements will be subject to special assessments in accordance with the Little Bohemia Business Improvement District Plan; to provide for special assessment in an approximate amount of up to $24,500 for years one through three for general maintenance and infrastructure improvement, lighting decorations, beautification, promotion and safety, with such assessment to grow at up to five percent (5%) per year thereafter; to be imposed upon such District based upon the benefits conferred; to provide for the assessment of property specially benefited within the District; to provide a method of assessment to be assessed upon properties specially benefited by the District; and to provide the effective date hereof.

AN ORDINANCE re-establishing the North 24th Street Business Improvement District (BID No. 6879) under the authority of the Business Improvement District Act, NEB. REV. STAT. § 19- 4105, et seq. for the purpose of providing specified activities, work and improvements in the North 24th Street area (Meredith Avenue to the north, 25th Avenue to the west, Cuming Street to the south, and 23rd Street to 20th Street to the east) of Omaha, Nebraska; to create the North 24th Street Business Improvement District; to define the boundaries of such District; to identify that the properties benefited by the streetscape improvements will be subject to special assessments in accordance with the North 24th Street Business Improvement District Plan; to provide for special assessment in an approximate amount of up to $22,500 for 2024 for general maintenance and infrastructure improvement, lighting, beautification, promotion, parking and security; to be imposed upon such District based upon the benefits conferred; to provide for the assessment of property specially benefited within the District; to provide a method of assessment to be assessed upon properties specially benefited by the District; and to provide the effective date hereof.
