Notice is hereby given that the City Council of the City of Omaha met on October 4, 2022 and passed and approved the following ordinances:
ORDINANCE NO. 43122
AN ORDINANCE to amend the official zoning map of the City of Omaha adopted by Section 55-65 of the Omaha Municipal Code, by changing certain boundaries of the official zoning map of the City of Omaha in accordance with Section 55-886 of the Omaha Municipal Code, to rezone property located northwest of 204th and Harrison Streets from AG-Agricultural and R4-Single-Family Residential District (High-Density) to MU-Mixed Use District.
Summary: The official zoning map adopted by Section 55-65 of the Omaha Municipal Code be, and the same hereby is, changed and amended in accordance with Section 55-886 of the Omaha Municipal Code so that: Lots 118-120 and Outlot J, Coventry, a subdivision as surveyed, platted and recorded in Douglas County, Nebraska, are hereby rezoned from AG-Agricultural and R4-Single-Family Residential District (High-Density) to MU-Mixed Use District.

ORDINANCE NO. 43123
AN ORDINANCE to approve a Major Amendment to a Mixed Use District Development Agreement for Coventry South, to allow for development of the site with a medical office and various multiple-family residential buildings, located northwest of 204th and Harrison Street, between the City of Omaha and AVG - CFM 204QLLC, Attn: J.F. Carter, providing site development standards; and to provide for an effective date.
Summary: That the City of Omaha, in the interest of maintaining public health, safety, and welfare, desires to assure the property located northwest of 204th and Harrison Streets is developed in accordance with the provisions of the Major Amendment to a Mixed Use Development Agreement attached hereto and made a part hereof by reference.

AN ORDINANCE to approve a Major Amendment to a PUR-Planned Unit Redevelopment Overlay District located at 3902 Dodge Street, to approve the Development Plan, and to provide for an effective date.
Summary: In accordance with Sections 55-595 through 55-600 of the Omaha Municipal Code, a Major Amendment to the PUR-Planned Unit Redevelopment Overlay District and the Development Plan, attached hereto and made a part hereof, are hereby approved, for the following described land in Douglas County, Nebraska: LOT 1, THE VIEW ON 39TH, a subdivision as surveyed, platted and recorded in Douglas County, Nebraska.

ORDINANCE NO. 43116
AN ORDINANCE to amend the boundaries of the ACI-2(65) Area of Civic Importance Overlay District, to incorporate into that district the property located at 7130 Arbor Street; and to provide an effective date.
Summary: In accordance with Sections 5 5-609 through 5 5-617 and 5 5-886 of the Omaha Municipal Code, the official zoning map adopted by Section 55-65 of the Omaha Municipal Code be, and the same hereby is, changed and amended so that: LOT 3, CENTER HEIGHTS, a subdivision as surveyed, platted and recorded in Douglas County, Nebraska, are hereby rezoned to be included in and incorporated into the ACI-2(65) Area of Civic Importance Overlay District; provided, that the base zoning district for such property shall not be changed by this ordinance.

AN ORDINANCE declaring the necessity of acquiring, for use by the City of Omaha, the necessary private property and disposing of City Property for the purpose of construction of the Copper Creek Interceptor Sewer Repair, project identified as OPW 53698; providing that the City negotiate with the property owners for land acquisitions, permanent easements and temporary construction easements; providing that as to each specified parcel which cannot be obtained by negotiation, condemnation proceedings be undertaken and completed; and, providing for the effective date hereof.

AN ORDINANCE declaring the necessity of appropriating, for the use of the City of Omaha, certain hereinafter described vacant and improved properties at 507 N. 16th Street, 513 N.16th Street, 514 N. 16th Street, 519 N. 16th Street, 1515 California Street, 1502 Cass Street, 1506 Cass Street, 1510 Cass Street, 1514 Cass Street, and 1518 Cass Street, located within the Builder’s District at NoDo Redevelopment Plan Area, an area generally bounded by Cuming Street on the north, 14th Street on the east, Cass and Burt Streets generally on the south, and 22nd Street on the west, for acquisition, relocation as appropriate, and subsequent use as a site for implementing the Builder’s District at NoDo Redevelopment Plan, pursuant to the Nebraska Community Development Law; provided that in the event the specified parcel cannot be obtained by negotiation, proceedings in eminent domain be undertaken and completed; and, providing for the effective date hereof.
