$200M Development With Health Care, Housing, Retail To Rise Between Nebraska’s Two Biggest Cities

GRETNA, Nebraska — An estimated $200 million development featuring a Nebraska Medicine health center along with planned housing, office, retail and entertainment space will rise to help meet demands of a growing community between Nebraska’s two biggest cities.

Omaha-based Noddle Companies is developing the 31-acre mixed-use project, which is part of the larger 132-acre Gretna Landing subdivision northwest of 192nd Street and Highway 370.

Gretna Mayor Mike Evans said Monday that the Noddle-led venture is key, as it will create a needed job base in the growing suburban community situated between the cities of Omaha and Lincoln — the developer expects 500 jobs when the site is built out.

Live, Work, Play

Poised to rise on the high-density site, said CEO Jay Noddle: an estimated 75,000 square feet of retail space; about 300 apartment and townhome dwellings and about 170,000 square feet of office space, most of which is the health care center.

A highlight, Evans said, will be the open green space for gatherings and events. He likened the project to other Noddle live, work and play developments, including Aksarben Village in midtown Omaha that lure activity, shoppers and people.

“Open spaces where you can build community — where you can gather, have experiences, where artists can come out and sing or hold events,” Evans said.

Construction is to start later this summer. Additional tenants are to be announced in coming months.

The health center, described as a centerpiece of the Noddle project site, is to span 125,000 square feet and open in the second half of 2027. Expected services include primary care, urgent care, pharmacy, sports medicine and orthopaedics and laboratories, said a Nebraska Medicine statement.

Dr. James Linder, CEO and chairman of Nebraska Medicine, said that as a leading academic health system in the region, Nebraska Medicine is proud to expand its services to the growing Sarpy County area.

“Nebraska Medicine’s public-private structure enables opportunities like this one to give Sarpy County residents access to primary and selected specialty care they need closer to where they live,” Linder said in a statement.

Destinations

Noddle said his development team has been searching for the right opportunity in Gretna for years. He said the Nebraska Medicine center will be a destination, and other places in the general vicinity also are big draws.

Among those, he said, is the huge HyVee store, a youth sports complex and a future cheer facility.

“There are a lot of draws and we’re right in the middle of it,” he said.
