ORDINANCE NO. 44803

AN ORDINANCE to amend the official zoning map of the City of Omaha adopted by Section 55-65 of the Omaha Municipal Code, by changing certain boundaries of the official zoning map of the City of Omaha in accordance with Section 55-886 of the Omaha Municipal Code, to rezone property located northeast of 202nd Avenue and N Street from AG-Agricultural District to MU-Mixed Use District.

AN ORDINANCE to amend the boundaries of the MCC-Major Commercial Corridor Overlay District, to incorporate into that district the property located northeast of 168th Street and Grand Avenue; and to provide for an effective date.                                                                                                                              

Summary: In accordance with Sections 55-681 through 55-688 and 55-886 of the Omaha Municipal Code, the official zoning map adopted by Section 55-65 of the Omaha Municipal Code be, and the same hereby is, changed and amended so that: Lot 1, Cedarhurst of Omaha, a subdivision as surveyed, platted and recorded in Douglas County, Nebraska is hereby rezoned to be included in and incorporated into the MCC-Major Commercial Corridor Overlay District; provided, that the base zoning district for such property shall not be changed by this ordinance.

An ordinance approving acceptance and disbursement from Omaha Parks Foundation, in the amount of $4,529,600.00, to support the renovation work on the Jerry Parks Youth Football Complex, located in Levi Carter Park.

 

An ordinance approving Change Order #8 – Establishment of Binding Guaranteed Maximum Price (“GMP”) from Hausmann Construction, Inc., for the construction of Levi Carter Park Activity and Sports Complex. An ordinance to approve the acceptance of and authorize disbursement over more than one fiscal year from the U.S. Department of Justice - Drug Enforcement Administration in the amount of at least $191,158.00, subject to adjustments in the Federal General Schedule (GS) in future years, during the project period of October 1, 2026 to September 30, 2031; to be utilized by the Omaha Police Department to reimburse overtime rate for all funded Task Force positions; to authorize payment from such grant funding and involving appropriations of more than one fiscal year in conformity with Section 5.17 of the Home Rule Charter.

 

An ordinance to accept the bid from Solid Surface Care, Inc. to provide carpet, rug, and upholstery cleaning services for all designated Omaha Public Library facilities in accordance with the lowest and best bid submitted meeting specifications for an estimated annual cost of $92,977.95 for a period of two (2) years (inclusive of 2026 on a prorated basis) commencing upon City of Omaha City Council approval and the issuance of a purchase order from the City-County Purchasing Agent, with an option to extend the contract for two (2) additional one (1) year periods at the City’s sole discretion; to authorize the expenditure of funds from General Fund 11111, Department 117000 pursuant to Section 5.17 of the Home Rule Charter of the City of Omaha, 1956.

NOTICE TO PUBLIC

 

Notice is given to the public according to Chapter 41 of the Omaha Municipal Code of the application of Mutual of Omaha to obtain a minor air emission construction permit for the corporate headquarters building at 215 S. 15th Street, Omaha. The change in potential emissions, in tons, for this project will be: PM 0.2, PM10 0.2, PM2.5 0.2, SOx 0.1, NOx 6.1, VOC 1.6, CO 4.7 and CO2 equivalent 897.

No significant impact on air quality is expected from the operation of this facility. Douglas County is in attainment with air quality standards for the listed pollutants. Approval is recommended with the condition that any pollution control equipment that may be necessary for compliance with the City of Omaha or Nebraska Air Pollution Control Rules and Regulations will be installed within 180 days after notification by the City of noncompliance.

All information submitted by the applicant and the proposed approval by Air Quality Control are available for inspection by the public at the office of Omaha Air Quality Control from September 23, 2026 to October 23, 2026. Comments received during that period will be considered.
