PUBLIC HEARING NOTICE

SOUTHSIDE TERRACE PHASE 1

REDEVELOPMENT PROJECT PLAN

NOTICE IS HEREBY GIVEN that the City Council of the City of Omaha, Nebraska, will meet and hold a public hearing on October 17, 2023, beginning at 2:00 PM in Legislative Chambers, 1819 Farnam Street, Omaha, Nebraska 68183 for the purpose of hearing testimony for:

Southside Terrace Phase 1

Redevelopment Project Plan

Location:

Northwest of South 28th and W Streets

The redevelopment project plan proposes the demolition of two existing multifamily buildings by the City and the construction of a new mixed income multifamily residential development. The building will be four stories in height and contain 92 units.

The Planning Board recommended approval of this Redevelopment Project Plan at the August 2, 2023 public hearing.

The Redevelopment Project Plan authorizes the City’s participation in the redevelopment of this project site through the allocation of Tax Increment Financing (TIF) in an amount up to $1,724,214.00, which includes capitalized interest. TIF loan proceeds will be used to offset eligible expenses such as site work, demolition, engineered foundations, acquisition, architectural and engineering costs and other public improvements as required. The total estimated project costs are $34,836,862.00, but are subject to change as final costs come in.

A copy of said plan is available for public inspection in the City Clerk’s Office.
