PUBLIC HEARING NOTICE

GREENWOOD BUILDING

REDEVELOPMENT PROJECT PLAN

NOTICE IS HEREBY GIVEN that the City Council of the City of Omaha, Nebraska, will meet and hold a public hearing on December 6, 2022, beginning at 2:00 PM in Legislative Chambers, 1819 Farnam Street, Omaha, Nebraska 68183 for the purpose of hearing testimony for:

Greenwood Building

Redevelopment Project Plan.

Applicant: NOC Redevelopment

Location: 3819 North 24th Street

The redevelopment project plan proposes a comprehensive rehabilitation of the 7,250 square foot building and a small 600 square foot addition on the rear of the structure. This mixed use building will have three apartments on the second floor with commercial kitchen, dining, office and flexible event space on the first floor.

The Planning Board recommended approval of this Redevelopment Project Plan at the October 5, 2022 public hearing.

The Redevelopment Project Plan authorizes the City’s participation in the redevelopment of this project site through the allocation of TIF in an amount up to $203,000.00, plus capitalized interest. TIF loan proceeds will be used to offset eligible expenses such as acquisition, site work, façade rehabilitation, architectural and engineering costs, and other public improvements as required. The total estimated project costs are $2,188,000.00, but are subject to change as final costs come in.

A copy of said plan is available for public inspection in the City Clerk’s Office.
