Notice is hereby given that the City Council of the City of Omaha met on December 10, 2024 and passed and approved the following ordinances:
ORDINANCE NO. 44074
AN ORDINANCE to amend the official zoning map of the City of Omaha adopted by Section 55-65 of the Omaha Municipal Code, by changing certain boundaries of the official zoning map of the City of Omaha in accordance with Section 55-886 of the Omaha Municipal Code, to rezone property located at 5517 North 52nd Street from R2-Single-Family Residential District (Low-Density) to R3-Single-Family Residential District (Medium-Density).
Summary: The official zoning map adopted by Section 55-65 of the Omaha Municipal Code be, and the same hereby is, changed and amended in accordance with Section 55-886 of the Omaha Municipal Code so that: Lot 1-2, Hartman Ridge, in Douglas County, Nebraska, is hereby rezoned from R2-Single-Family Residential District (Low-Density) to R3-Single-Family Residential District (Medium--Density).

AN ORDINANCE approving a redevelopment and Tax Increment Financing (TIF) Redevelopment Agreement between the City of Omaha and HowardStreetRehabOwner, LLC, a Nebraska limited liability company, to implement the 1501 Howard and Standard Rehab Tax Increment Financing (TIF) Redevelopment Project Plan for a redevelopment project site located at 1501 Howard Street and 500 S. 18th Street, which proposes the extensive rehabilitation of two historic buildings for use as affordable housing supported with Low Income Housing Tax Credits (LIHTC). The three story brick building at 1501 Howard will have 16 residential units and 6,726 square feet of first floor commercial uses, and the building at 500 S. 18th will have 40 residential units and about 3,719 square feet of first floor commercial use; the agreement authorizes the use of up to $1,316,643.00, which includes capitalized interest, in excess ad valorem taxes (TIF) generated by the development to help fund the cost of the project, and providing for an effective date.

AN ORDINANCE to approve an Amendment to Agreement which amends Article 19 of the Collective Bargaining Agreement between the City of Omaha and the Omaha City Employees, Local 251, American Federation of State, County and Municipal Employees, AFL-CIO for the years 2025 to 2028 for healthcare; to provide that any ordinances of the City of Omaha, and any rules and regulations promulgated thereunder, which are in conflict with the provisions of the Collective Bargaining Agreement shall not be applicable to those employees in the Bargaining Unit described in Article 1, Section 1, of said Collective Bargaining Agreement; to provide authorization for the Mayor to execute and the City Clerk to attest her signature; and to provide the effective date hereof.
