CITY OF OMAHA

Notice is hereby given that the City Council of the City of Omaha met on March 17, 2026 and passed and approved the following ordinances:

 

ORDINANCE NO. 44627

AN ORDIANCE to amend the official zoning map of the City of Omaha adopted by Section 55-65 of the Omaha Municipal Code, by changing certain boundaries of the official zoning map of the City of Omaha in accordance with Section 55-886 of the Omaha Municipal Code, to rezone property located northwest of 195th and State Streets from AG-Agricultural District to DR--Development Reserve District.                                                                                                               

Summary: The official zoning map adopted by Section 55-65 of the Omaha Municipal Code be, and the same hereby is, changed and amended in accordance with Section 55-886 of the Omaha Municipal Code so that: Lot 1, M.U.D. State Street, a subdivision as surveyed, platted and recorded in Douglas County, Nebraska, is hereby rezoned from AG-Agricultural District to DR-Development Reserve District.

ORDINANCE NO. 44628

AN ORDINANCE to amend the official zoning map of the City of Omaha adopted by Section 55-65 of the Omaha Municipal Code, by changing certain boundaries of the official zoning map of the City of Omaha in accordance with Section 55-886 of the Omaha Municipal Code, to rezone property located at 3131 South 156th Street from DR-Development Reserve District to R4-Single-Family Residential District (High-Density) (portions of the property are located within the FF-Flood Fringe, FW-Floodway, and MCC Overlay Districts).                                                                                                                

Summary: The official zoning map adopted by Section 55-65 of the Omaha Municipal Code be, and the same hereby is, changed and amended in accordance with Section 55-886 of the Omaha Municipal Code so that: A tract of land in part of the NW¼ of Section 35, Township 15 North, Range 11 East of the 6th P.M., lying South and West of the West Papillion Creek, described as: Beginning at a point on the South line of the Northwest Quarter of said Section 35, 33.00 feet Easterly of the Southwest comer of said Section 35; thence North 01 °25’17” West, along a line 33.00 feet East of and parallel with the West line of said Northwest Quarter, on the East right-of-way line of 156th Street, a distance of 2,107.33 feet; (the next 17 courses are along the Southerly and Westerly right-of-way lines of the West Papillion Creek) thence North 88°34’43” East, a distance of 58.12 feet; thence South 73°14’49” East, a distance of 122.60 feet; thence South 38°46’59” East, a distance of 56.41 feet; thence South 00° 14’ 14” East, a distance of 163.99 feet; thence South 52°11’22” East, a distance of 136.46 feet; thence North 71°09’38” East, a distance of 177.98 feet; thence North 34°32’18” East, a distance of 67.26 feet; thence South 27°15’07” East, a distance of 386.87 feet; thence South 56° 17’53” East, a distance of 118.75 feet; thence South 41°17’35” East, a distance of 323.44 feet; thence South 69°46’43” East, a distance of 217.36 feet; thence South 24°18’02” East, a distance of 240.49 feet; thence South 49°16’10” East, a distance of 302.88 feet; thence South 39°25’23” East, a distance of 284.68 feet; thence South 47°43’36” East, a distance of 182.33 feet; thence South 35°49’43” East, a distance of 188.18 feet; thence South 42°09’36” East, a distance of 224.19 feet, to a point on the South line of the Northwest Quarter of said Section 35; thence South 87°34’09” West, along said South line, a distance of 2,073.66 feet, to the Point of Beginning: Together with a 70 foot wide strip of land in the NW 1/4 of Section 35, Township 15 North, Range 11 East of the 6th P.M., lying 35 feet on either side of the following described line: Commencing at the most Westerly lot comer of Lot 5, in Cornhusker Industrial Park III, as surveyed, platted and recorded, in Douglas County, Nebraska: thence Southwesterly, along an extended Northwesterly lot line of said Lot 5, a distance of 100 feet, to the Southwesterly right-of-way line of the Union Pacific Railroad, and to the Point of beginning; thence continuing Southwesterly, on said extended line, a distance of 460 feet, more or less, to the centerline of West Papillion Creek, EXCEPT that portion thereof conveyed to Papillion Drainage District by Deed dated September 2, 1910, filed June 24, 1911, in Book 352 at Page 55 of the Deed Records of Douglas County Nebraska, is hereby rezoned from DR-Development Reserve District to R4-Single-Family Residential District (High-Density).

AN ORDINANCE authorizing the issuance of a purchase order to Garret’s Lawn Service, for a price agreement for Adams Park Green Infrastructure Annual Maintenance Services to be utilized by the Environmental Quality Control Division; to provide for payments from appropriations of more than one year in accordance with Section 5.17 of the Home Rule Charter of 1956, as amended; to provide for payments from a specific account; and to provide an effective date hereof.

AN ORDINANCE authorizing the issuance of a purchase order to Northwest Electric, LLC for a price agreement for Maintenance Services for Various Electrical Equipment to be utilized by the Missouri River Water Resource Recovery Facility & Papillion Creek Water Resource Recovery Facility; to provide for payments from appropriations of more than one year in accordance with Section 5.17 of the Home Rule Charter of 1956, as amended; to provide for payments from a specific account; and to provide an effective date hereof.

ORDINANCE NO. 44632

AN ORDINANCE approving a redevelopment and Tax Increment Financing (TIF) Redevelopment Agreement between the City of Omaha and Moriah Intergenerational Centre Inc., a Nebraska limited liability company, to implement the Moriah Intergenerational Centre Tax Increment Financing (TIF) Redevelopment Project Plan for a redevelopment project site located at 2601 N. 24th Street, which proposes the construction of a new multipurpose community center building with two street level commercial bays, an events and public assembly space, second floor classroom and meeting spaces, and five to seven office spaces located on the third floor; the agreement authorizes the use of up to $1,182,400.00, which includes capitalized interest, in excess ad valorem taxes (TIF) generated by the development to help fund the cost of the project, and providing for an effective date.

PUBLIC HEARING NOTICE

 

NOTICE IS HEREBY GIVEN that the City Council of the City of Omaha, Nebraska, will hold public hearings on April 7, 2026, at 2:00 PM in Legislative Chambers, 1819 Farnam Street, Omaha, Nebraska 68183. The purpose of these hearings is to consider approval of:

 

Class “C” Liquor License for CW Entertainment, LLC, dba “Pastime Neighborhood Bar and Grill”, located at 5059 South 108th Street.

 

Class “I” Liquor License for Assemble, LLC, dba “Assemble”, located at 1440 South 13th Street, Suites 104-105.

 

Class “I” Liquor License for Land Yachts 2, LLC, dba “Sonnys Builders District”, located at 724 North 16th Street.

 

Class “I” Liquor License for Umphium Fusion & Sushi Bar, LLC, dba “KMR Fusion & Sushi”, located at 906 North 16th Street, Suite B.
