MORIAH INTERGENERATIONAL CENTRE
REDEVELOPMENT PROJECT PLAN
NOTICE IS HEREBY GIVEN that the City Council of the City of Omaha, Nebraska, will meet and hold a public hearing on February 3, 2026, beginning at 2:00 PM in Legislative Chambers, 1819 Farnam Street, Omaha, Nebraska 68183 for the purpose of hearing testimony for:
Moriah Intergenerational Centre
Redevelopment Project Plan.

The redevelopment project plan proposes the construction of a new multipurpose community center building with two street level commercial bays, an events and public assembly space, second floor classroom and meeting spaces, and five to seven office spaces located on the third floor.
The Planning Board recommended approval of this Redevelopment Project Plan at the December 3, 2025 public hearing.
The Redevelopment Project Plan authorizes the City’s participation in the redevelopment of this project site through the allocation of Tax Increment Financing (TIF) in an amount up to $1,182,400.00, which includes capitalized interest. TIF loan proceeds will be used to offset eligible expenses such as acquisition, building rehabilitation construction hard costs, site work, architectural and engineering costs, and other public improvements as required. The total estimated project costs are $6,498,400.00, but are subject to change as final costs come in.
A copy of said plan is available for public inspection in the City Clerk’s Office.

NOTICE IS HEREBY GIVEN that the City Council of the City of Omaha, Nebraska, will meet and hold a public hearing on February 3, 2026, beginning at 2:00 PM in Legislative Chambers, 1819 Farnam Street, Omaha, Nebraska 68183 for the purpose of hearing testimony for:
Saddle Creek Marketplace
Redevelopment Project Plan.

The redevelopment project plan proposes a five phase development that will result in five buildings with a total of about 223 market rate apartment units and about 67,500 square feet of retail space when all five phases have been completed.
The Planning Board recommended approval of this Redevelopment Project Plan at the December 3, 2025 public hearing.
The Redevelopment Project Plan authorizes the City’s participation in the redevelopment of this project site through the allocation of Tax Increment Financing (TIF) in an amount up to $9,005,590.00 for all five phases combined, which includes capitalized interest, and proposes a future designation of an Enhanced Employment Area (EEA), to allow for the possible use of a General Business Occupation Tax. TIF loan proceeds will be used to offset eligible expenses such as acquisition, demolition, building rehabilitation construction hard costs, architectural and engineering costs, and other public improvements as required. The total estimated project costs are $103,533,357.00, but are subject to change as final costs come in.

The Redevelopment Project Plan authorizes the City’s participation in the redevelopment of this project site through the allocation of Tax Increment Financing (TIF) in an amount up to $406,000.00, which includes capitalized interest. TIF loan proceeds will be used to offset eligible expenses such as acquisition, site preparation, tree removal, architectural and engineering costs, various studies and other public improvements as required. The total estimated project costs are $2,718,500.00, but are subject to change as final costs come in.
