NOTICE OF

TERMINATION

 

The undersigned hereby informs all concerned that the Notice of Commencement recorded on November 8, 2023 as Instrument No. 2023084743 in the Register of Deeds of Douglas County Nebraska is hereby terminated thirty (30) days from the filing of the Termination of Notice of Commencement on November 26, 2024 for the following legally described property (in accordance with Neb.Rev.Stat. §52-146): A tract of land located in the Southwest Quarter of the Southwest Quarter of Section 33, Township 16 North, Range 12 East of the 6th P.m., Douglas County, Nebraska, more particularly described as follows: Commencing at the Southwest corner of said Section 33; thence N90°00’00”E (assumed bearing) along the South line of said Section 33, a distance of 912.98 feet; thence N00°00’00”E a distance of 50.00 feet to the point of beginning; thence continuing N00°00’00”E, a distance of 175.00 feet; thence N90°00’00”W, a distance of 140.00 feet; thence N00°00’00”E, a distance of 185.00 feet; thence N45°00’00”W, a distance of 43.77 feet; thence S61°00’23”W, a distance of 79.33 feet; thence N90°00’00”W, a distance of 75.00 feet thence N00°00’00”E, a distance of 42.50 feet; thence N90°00’00”W, a distance of 57.50 feet; thence N00°00’00”W, a distance of 12.50 feet; thence Northwesterly, on a curve to the left with a radius of 159.91 feet, a distance of 125.59 feet; thence N45°00’00”W, a distance of 39.71 feet; thence Northerly, on a curve to the right with a radius of 153.21 feet, a distance of 120.33 feet; thence N00°00’00”E, a distance of 320.51 feet; thence N90°00’00”W, a distance of 367.53 feet to a point on the East right-of-way line of 108th Street; thence N00°09’25”E, along said East right-of-way line of 108th Street, a distance of 294.50 feet, to a point on the North line of said Southwest Quarter of the Southwest Quarter of Section 33; thence S89°59’22”E, along said North line of the Southwest Quarter of the Southwest Quarter of Section 33, a distance of 1269.22 feet to the Northeast corner of said Southwest Quarter of the Southwest Quarter of Section 33; thence S00°07’44”W, along the East line of said Southwest Quarter of the Southwest Quarter of Section 33, a distance of 1271.76 feet; thence N90°00’00”W, a distance of 407.00 feet to the point of beginning. All lien claims not recorded by the termination date may be defeated by a transfer of the real estate. The contracting owner is: CPIF 10535, LLC a Delaware limited liability company.
