NOTICE IS HEREBY GIVEN that the following public hearing scheduled for September 22, 2026, is cancelled:

An ordinance approving a redevelopment and Tax Increment Financing (TIF) Redevelopment Agreement between the City of Omaha and 1053 Park Avenue, LLC, to implement the 1053 Park Tax Increment Financing (TIF) Redevelopment Project Plan for a redevelopment project site located at 1059 Park Avenue, which proposes the new construction of a new four story senior living apartment building. All apartments will be affordable one bedroom units; the agreement authorizes the use of up to $660,785.00, which includes capitalized interest, in excess ad valorem taxes (TIF) generated by the development to help fund the cost of the project.

NOTICE OF PUBLIC HEARING 

ON THE 42ND AND CENTER STREET (CRA) DESIGNATION

Notice is hereby given that the Omaha City Council has set Tuesday, October 6, 2026 at 2:00 p.m. as the date of Public Hearing on the Resolution approving the 42nd and Center Street (CRA) Designation.

The CRA is generally bound by Center Street on the north; The Field Club Recreational Trail on the east; Gold, Arbor, Spring and Francis Streets on the south; and South 44th Street, South 46th Avenue, and South 47th Street on the west.

The proposed study area qualifies for designation as a CRA, in complete accordance with the Nebraska Community Development Law definitions for substandard and blighted, for the following reasons: older infrastructure in need of upgrading; obsolescence of structures (buildings having a median age of more than 74 years, exceeding the threshold of a 40-year average age, and having overall building conditions that are generally below city-wide average conditions); having an overall combined average per capita income of approximately $38,644, which is lower than the overall City per capita income of $42,515; and having a loss in population, 4.6% decline, according to the decennial Census of 2020 and 2010.

The designation of the proposed study area as a Community Redevelopment Area meets the criteria established by the Nebraska Community Development Law. Approval of the CRA designation, will allow for the use of TIF to assist with the costs of future redevelopment.

The Planning Board recommended approval of this Redevelopment Project Plan at the June 3, 2026 public hearing.

A copy of said plan is available for public inspection in the City Clerk’s Office.

The Public Hearing will be held before the City Council of the City of Omaha on October 6, 2026, in the Legislative Chambers, Omaha/Douglas Civic Center, 1819 Farnam Street, Omaha, Nebraska.
