PUBLIC HEARING NOTICE
Central Park Plaza – The Duo
Redevelopment Project Plan
NOTICE IS HEREBY GIVEN that the City Council of the City of Omaha, Nebraska, will meet and hold a public hearing on October 1, 2024, beginning at 2:00 PM in Legislative Chambers, 1819 Farnam Street, Omaha, Nebraska 68183 for the purpose of hearing testimony for:
Central Park Plaza – The Duo Redevelopment Project Plan.

The redevelopment project plan proposes the rehabilitation and repurposing of the entire redevelopment site. The two existing towers will be converted into apartment units above the 16,000 sf of commercial space, and a new multifamily structure will be constructed over a new city-owned parking structure at the 201 S 16th Street site. There will be approximately 707 apartment units and 550 parking stalls, and this redevelopment will be completed in three phases.
The Planning Board recommended approval of this Redevelopment Project Plan at the August 7, 2024 public hearing.
The Redevelopment Project Plan authorizes the City’s participation in the redevelopment of this project site through the allocation of Tax Increment Financing (TIF) in an amount up to $26,449,080.00, which includes capitalized interest. TIF loan proceeds will be used to offset eligible expenses such as rehabilitation construction costs, site acquisition, architectural and engineering fees and other public improvements as required. The total estimated project costs are $163,700,000.00, but are subject to change as final costs come in.
A copy of said plan is available for public inspection in the City Clerk’s Office.
