PUBLIC HEARING NOTICES
NOTICE IS HEREBY GIVEN that the City Council of the City of Omaha, Nebraska, will hold public hearings on September 24, 2024, beginning at 2:00 PM in Legislative Chambers, 1819 Farnam Street, Omaha, Nebraska 68183, for the purpose of hearing testimony for:
An ordinance to rezone property located at 12805 Fort Street from DR-Development Reserve District and R6-Low-Density Multiple-Family Residential District to R6-Low-Density Multiple-Family Residential District.
An ordinance to approve a PUD – Planned Unit Development Overlay District, located at 12805 Fort Street, to approve the Development Plan.
Res. that, the Final Plat entitled Ironridge Replat 2, located at 12805 Fort Street, is hereby approved and accepted.
Res. that, the Subdivision Agreement between the City of Omaha and RD Blair, L.L.C., as recommended by the Mayor, is hereby approved. The Subdivision is to be known as Ironridge Replat 2 (Lot 1) and is located at 12805 Fort Street.
An ordinance to rezone property located southeast of Park Avenue and Poppleton Avenue from R7 – Medium-Density Multiple – Family Residential District and R8 – High-Density Multiple –Family Residential District to R7 – Medium-Density Multiple – Family Residential District.
An ordinance to rezone property located southeast of Park Avenue and Poppleton Avenue from R7 – Medium-Density Multiple – Family Residential District and R8 – High-Density Multiple –Family Residential District to NBD – Neighborhood Business District.
An ordinance to approve a PUR-Planned Unit Redevelopment Overlay District, located at 1303 Park Avenue, to approve the Development Plan.
Res. that, the Final Plat transmitted herewith entitled Hanscom Place Replat 16, a minor plat inside city limits, located southeast of Park Avenue and Poppleton Avenue, is hereby approved, and concurrently a portion of the existing plats entitled Hanscom Place, and described on said replat, are hereby vacated.
Res. that, the Subdivision Agreement among the City of Omaha, Poppleton Project East LLC, and Poppleton Project West LLC, as recommended by the Mayor, is hereby approved. The Subdivision is to be known as Hanscom Place Replat 16 (Lots 1-2) and is located southeast of Park Avenue and Poppleton Avenue.
An ordinance to rezone property located southeast of 216th and Fort Streets from AG-Agricultural District to DR-Development Reserve District.
An ordinance to rezone property located southeast of 216th and Fort Streets from AG-Agricultural District to R4-Single Family Residential District (High Density).
An ordinance to rezone property located southeast of 216th and Fort Streets from AG-Agricultural District to R5-Urban Family Residential District.
Res. that, the Final Plat entitled Magnolia Trails, a subdivision outside the city limits, located southeast of 216th and Fort Streets, is hereby approved and accepted. And that the replat transmitted herewith entitled Magnolia Trails, a subdivision outside the city limits, located southeast of 216th and Fort Streets, is hereby approved, and concurrently a portion of the existing plat entitled Brunings First Replat 1, and described on said replat, is hereby vacated.
Res. that, the Subdivision Agreement among the City of Omaha, Magnolia Trails, LLC, The Magnolia Trails Owners Association, and Sanitary and Improvement District (S.I.D.) 631 of Douglas County, Nebraska, as recommended by the Mayor, is hereby approved. The Subdivision is to be known as Magnolia Trails (Lots 1-206 and Outlots A-G) and is located southeast of 216th and Fort Streets.
An ordinance to rezone property located at 408 William Street from GI-General Industrial District to R5-Urban Family Residential District.
An ordinance to rezone property located 1231 South 15th Street from GI-General Industrial District to R5-Urban Family Residential District.
An ordinance to rezone property located northwest of 45th and H Streets from R4(35)-Single-Family Residential District (High-Density) to R5-Urban Family Residential District.
An ordinance to approve a Major Amendment to a PUR-Planned Unit Redevelopment Overlay District located at 1110 South 20th Avenue Plaza, to approve the Development Plan.
An ordinance to approve a PUR-Planned Unit Redevelopment Overlay District, located southwest of 29th Street and Poppleton Avenue, to approve the Development Plan.
An ordinance to rezone property located west of 50th Street and Raven Oaks Drive from R6-Low-Density Multiple-Family Residential District to R5-Urban Family Residential District (property is located within an ED-Environmental Overlay District).
An ordinance to repeal the PUD-Planned Unit Development Overlay District for property located west of 50th Street and Raven Oaks Drive (property is located within an ED-Environmental Overlay District).
An ordinance to rezone property located southwest of 30th and L Streets from CC-Community Commercial District and HI- Heavy Industrial District to HI-Heavy Industrial District.
An ordinance to amend the boundaries of the MCC-Major Commercial Corridor Overlay District, to incorporate into that district the property located southwest of 30th and L Streets.
An ordinance to approve an Amendment to the Future Land Use Element of the City’s Master Plan from Office Commercial to Industrial for the property generally located southwest of 30th and L Streets.
Res. that, the Special Use Permit application submitted by Greater Omaha Packing, for a Major Amendment to the Special Use Permit pursuant to allow Meatpacking and related industries in the HI District, located southwest of 30th and L Streets, is hereby approved and the Permits and Inspection Division is directed to issue the necessary permit therefor, provided the conditions set out in Exhibit “A” of the referenced application, conditions set out in Exhibit “B”, and all applicable local or state statutes, ordinances or regulations are complied with. The proposed Special Use Permit has been reviewed and evaluated pursuant to, and meets each of, the criteria set forth in Section 55-885 of the Omaha Municipal Code.
