PUBLIC HEARING NOTICES
NOTICE IS HEREBY GIVEN that the City Council of the City of Omaha, Nebraska, will hold public hearings on September 13, 2022, beginning at 2:00 PM in Legislative Chambers, 1819 Farnam Street, Omaha, Nebraska 68183, for the purpose of hearing testimony for:
Res. that, the Preliminary Plat entitled Kennedy Square East, a subdivision inside city limits, located northeast of 30th Street and Spencer Street, along with the conditions, is hereby accepted; and, the preparation of the final plat of this subdivision is hereby authorized.
Res. that, the Preliminary Plat entitled Signal Hill Replat 2, a subdivision inside city limits, located southwest of 120th and L Streets, along with the conditions, is hereby accepted; and, the preparation of the final plat of this subdivision is hereby authorized.
An ordinance to rezone property located northwest of Kansas and Laurel Avenues from AG – Agricultural District to DR – Development Reserve District.
An ordinance to rezone property located northwest of Kansas and Laurel Avenues from AG – Agricultural District to R4 – Single-Family Residential District (High-Density).
Res. that, the Final Plat entitled Arcadia Ridge (Lots 1-93, Outlots A and B), a subdivision outside city limits, located Northwest of Kansas and Laurel Avenues, is hereby approved and accepted.
Res. that, the Subdivision Agreement among the City of Omaha, HRC Arcadia Ridge, LLC, the Arcadia Ridge Owners Association, and Sanitary and Improvement District (S.&I.D.) 621 of Douglas County, Nebraska, as recommended by the Mayor, is hereby approved. The Subdivision is to be known as Arcadia Ridge (Lots 1-93 and Outlots A-B) and is located northwest of Kansas and Laurel Avenues.
An ordinance to rezone property located at 1319 South 21st Street from GI – General Industrial District to R5 – Urban Family Residential District.
An ordinance to rezone property located northwest of 20th and N Streets from R7 – Medium-Density Multiple-Family Residential District and CC – Community Commercial District to R7 – Medium-Density Multiple-Family Residential District.
An ordinance to rezone property located at 5904 N Street and 5912 N Street from DR – Development Reserve District to R4 – Single-Family Residential District (High-Density).
An ordinance to rezone property located at 2234 South 13th Street from GI – General Industrial District to NBD – Neighborhood Business District.
An ordinance to rezone property located at 718 Pierce Street from HI-Heavy Industrial District to R7-Medium-Density Multiple-Family Residential District (property is located within an NCE-Neighborhood Conservation/Enhancement Overlay District).
An ordinance to rezone property located at 5256 and 5252 South 16th Street from R4(35)-Single-Family Residential District (High-Density) to R5-Urban Family Residential District.
An ordinance to amend the boundaries of the ACI–Area of Civic Importance Overlay District, to incorporate into that district the property located at 2506 and 2510 North 24th Street.
An ordinance to amend the boundaries of the ACI–Area of Civic Importance Overlay District, to incorporate into that district the property located at 1113 North 72nd Street.
An ordinance to approve a PUR-Planned Unit Redevelopment Overlay District, located at 3324 North 16th Street, to approve the Development Plan.
An ordinance to rezone property located at 7340 and 7348 Blondo Street from R7-Medium Density Multiple Family Residential District and R2-Single Family Residential District (Low Density) to LC-Limited Commercial District.
An ordinance to rescind the PK-Parking Overlay District for property located at 7348 Blondo Street.
Res. that, the Special Use Permit application submitted by Geoff McGregor, McGregor Interests for a Special Use Permit to allow Construction Sales and Service in the CC District located at 19251 Grant Avenue, Suite 100, Omaha, Nebraska, is hereby approved and the Permits and Inspection Division is directed to issue the necessary permit therefor, provided the conditions set out in Exhibit “A” of the referenced application, conditions set out in Exhibit “B”, and all applicable local or state statutes, ordinances or regulations are complied with.

Combo Smoke / CO Detectors
for OHA’s Units
The Omaha Housing Authority is looking to purchase a Smoke / Carbon Monoxide Detector with a sealed battery specifically designed for institutional applications for multifamily dwellings as defined in the National Fire Protection Association Life Safety Code 101: a Single Station Smoke / CO Detector. The proposed detectors must, at minimum, meet the stated specifications.
