PUBLIC HEARING NOTICE
BLUESTEM PRAIRIE 2ND ADDITION
PHASE I AND II
REDEVELOPMENT PROJECT PLAN
NOTICE IS HEREBY GIVEN that the City Council of the City of Omaha, Nebraska, will meet and hold a public hearing on August 1, 2023, beginning at 2:00 PM in Legislative Chambers, 1819 Farnam Street, Omaha, Nebraska 68183 for the purpose of hearing testimony for:
Bluestem Prairie 2nd Addition
Phase I and II Redevelopment
Project Plan.
Applicant: 1701 LLC dba
Habitat for Humanity of Omaha
Location: North of Forest Lawn Avenue and Newport Avenue
This two phased redevelopment project plan proposes the construction of an additional 112 new single family homes in a large swath of undeveloped land.
The Planning Board recommended approval of this Redevelopment Project Plan at the June 7, 2023 public hearing.
The Redevelopment Project Plan authorizes the City’s participation in the redevelopment of this project site through the allocation of Tax Increment Financing (TIF) in an amount up to $7,008,455.00 which includes capitalized interest; two separate TIF redevelopment promissory notes will be issued for each phase. TIF loan proceeds will be used to offset eligible expenses such as acquisition, demolition, site preparation, architectural and engineering fees, and other public improvements as required. The total estimated project costs are $49,308,766.00, but are subject to change as final costs come in.
A copy of said plan is available for public inspection in the City Clerk’s Office.

NOTICE IS HEREBY GIVEN that the City Council of the City of Omaha, Nebraska, will meet and hold a public hearing on August 1, 2023, beginning at 2:00 PM in Legislative Chambers, 1819 Farnam Street, Omaha, Nebraska 68183 for the purpose of hearing testimony for:
Highlander V Davis Ridge Redevelopment Project Plan.

Location: Northwest of 31st Street
and Patrick Avenue
The redevelopment project plan proposes the new construction of a three-story, mixed income 41 unit multifamily apartment structure.
The Planning Board recommended approval of this Redevelopment Project Plan at the June 7, 2023 public hearing.
The Redevelopment Project Plan authorizes the City’s participation in the redevelopment of this project site through the allocation of Tax Increment Financing (TIF) in an amount up to $501,775.00, which includes capitalized interest. TIF loan proceeds will be used to offset eligible expenses such as site preparation, engineering and architectural fees, environmental and market studies, and public improvements as required. The total estimated project costs are $18,019,783.00, but are subject to change as final costs come in.
A copy of said plan is available for public inspection in the City Clerk’s Office.
