Notice is hereby given that the City Council of the City of Omaha met on April 23, 2024 and passed and approved the following ordinances:
ORDINANCE NO. 43809
AN ORDINANCE to amend the official zoning map of the City of Omaha adopted by Section 55-65 of the Omaha Municipal Code, by changing certain boundaries of the official zoning map of the City of Omaha in accordance with Section 55-886 of the Omaha Municipal Code, to rezone property located northeast of Blair High Road and Potter Street from DR- Development Reserve District to GI - General Industrial District.
Summary: The official zoning map adopted by Section 55-65 of the Omaha Municipal Code be, and the same hereby is, changed and amended in accordance with Section 55-886 of the Omaha Municipal Code so that: Lot 1 and Outlots A-E, M.U.D. Acres 2, a subdivision as surveyed, platted and recorded in Douglas County, Nebraska, is hereby rezoned from DR-Development Reserve District to GI-General Industrial District.

ORDINANCE NO. 43804
AN ORDINANCE rescinds the 508 and 1904 Tax Increment Financing (TIF) Project Plan adopted by the Omaha City Council on September 21, 2021 via Resolution No. 2021-0904, which proposed the demolition of the existing building at 508 S. 19th Street and the construction of a new five story structure with 59 affordable housing units, and the comprehensive rehabilitation of the National Register historic building at 1904 Farnam Street for reuse as a mixed use building with 54 Low Income Housing Tax Credit (LIHTC) funded apartment units on the upper floors, street level commercial space and a speakeasy bar in the basement; and rescinds Ordinance No. 42744, passed by the Omaha City Council on November 9, 2021 approving a Tax Increment Financing (TIF) Redevelopment Loan Agreement with 508and1904Owner, LLC, a Nebraska limited liability company to implement the 508 and 1904 Tax Increment Financing (TIF) Redevelopment Project Plan , and provides for an effective date.

AIR QUALITY CONTROL
Notice is given to the public according to Chapter 41 of the Omaha Municipal Code of the application of Omaha Airport Authority to obtain a minor air emission construction permit for the municipal airport at 4501 Abbott Drive, Omaha. The change in potential emissions, in tons, for this project will be: PM 0.1, PM10 0.1, PM2.5 0.1, SOx -0.1, NOx 3.4, VOC 0.2, CO 4.3 and CO2 equivalent 3279.
No significant impact on air quality is expected from the operation of this facility. Douglas County is in attainment with air quality standards for the listed pollutants. Approval is recommended with the condition that any pollution control equipment that may be necessary for compliance with the City of Omaha or Nebraska Air Pollution Control Rules and Regulations will be installed within 180 days after notification by the City of noncompliance.
All information submitted by the applicant and the proposed approval by Air Quality Control are available for inspection by the public at the office of Omaha Air Quality Control from May 1, 2024 to June 1, 2024. Comments received during that period will be considered. During that period the applicant, or any interested person or group of persons, may request or petition the Control Officer for a public hearing, and state the nature of the issues to be raised and all arguments and factual grounds supporting their position. The Control Officer may hold a public hearing if the comments, requests, or petitions raise legal, policy or discretionary questions and significant public interest exists with respect to the application. NOTICE OF PETITION
To the owners of all lots, lands, tracts, and parcels of land within proposed Road Maintenance District No. 2023-01, and to all owners of property abutting on and adjacent to Hickory Street from 90th Street to 91st Avenue:
Notice is hereby given that there has been filed with the City Clerk of the City of Omaha a petition for the improvement of Hickory Street from 90th Street to 91st Avenue by asphalt overlay to the roadway, including grading and re-establishment of drainage, if warranted.
We, the undersigned, owners of lots or lands abutting upon that part of Hickory Street from 90th Street to 91st Avenue, in proposed Road Maintenance District No. 2023-01 in the City of Omaha, being record owners of a majority of the feet frontage on said part of said street, as shown by the generally recognized maps of said city, do hereby petition that the same be improved by asphalt overlay to the roadway, including grading and re-establishment of drainage, if warranted.
And we do further petition the City Council to order such improvement and cause it to be made. Within thirty days of first publication of this notice, the owners of property abutting the proposed improvement may:
