Notice is hereby given that the City Council of the City of Omaha met on April 15, 2025 and passed and approved the following ordinances:
ORDINANCE NO. 44228
AN ORDINANCE to amend the official zoning map of the City of Omaha adopted by Section 55-65 of the Omaha Municipal Code, by changing certain boundaries of the official zoning map of the City of Omaha in accordance with Section 55-886 of the Omaha Municipal Code, to rezone property located northwest of 32nd and Y streets from R5(35)-Urban Family Residential District to R7-Multiple-Family Residential District (Medium-Density) (prope1ty is located within an NCE Overlay District).
Summary: The official zoning map adopted by Section 55-65 of the Omaha Municipal Code be, and the same hereby is, changed and amended in accordance with Section 55-886 of the Omaha Municipal Code so that: Lots 1 & 2, Drews Hill Replat 1, in Douglas County, Nebraska, is hereby rezoned from R5(35)-Urban Family Residential District to R7-Multiple-Family Residential District (Medium--Density).

ORDINANCE NO. 44230
AN ORDINANCE providing for the approval of a Right-of-Way Agreement between the City of Omaha and Habitat for Humanity of Omaha, Inc., a Nebraska nonprofit corporation; to authorize the execution of said Agreement; to further declare the necessity of acquiring, for use by the City of Omaha, the necessary private property for the purpose of constructing public improvements associated with the Bluestem Prairie 2nd Addition Subdivision near 48th Street and Huntington Avenue; providing that the City negotiate with the property owners for land acquisitions, permanent easements and temporary construction easements; providing that as to each specified parcel which cannot be obtained by negotiation, condemnation proceedings be undertaken and completed; and, providing for the effective date hereof.

AN ORDINANCE authorizing the issuance of a purchase order to Catalynt Solutions, Inc. in the estimated annual amount of $928,200.00, for the purchase of Sodium Bisulfite to be utilized at the Papillion Creek Water Resource Recovery Facility, Missouri River Water Resource Recovery Facility, and Saddle Creek Retention Treatment Basin Facility, to be effective for a period of 12 months and is extendable for four (4) one-year periods at the City’s own option; to provide for payments from appropriations of more than one year in accordance with Section 5.17 of the Home Rule Charter of 1956, as amended; to provide for payments from a specific account; and to provide an effective date hereof.

AN ORDINANCE to approve a Third Amendment to Option and Land Lease between the City of Omaha, a Municipal Corporation, and SBA Structures, LLC, a Delaware Limited Liability Company by adding six (6) additional five-year options to the existing Land Lease Agreement which was entered into on July 13, 1998 and expires on August 31, 2028 for operation of a cell tower at Fire Station 42, 3120 North 102nd Street; to provide that the City shall receive a signing bonus of $75,000.00 and then an increase in annual rent from approximately $13,000.00 to $21,900.00 at the beginning of the next option period; authorizing the Mayor to sign and the City Clerk to attest the attached Third Amendment to Option and Land Lease Agreement and providing an effective date hereof.

An ordinance to approve a Master Agreement between the City of Omaha and DeMarche Associates, Inc. to provide financial advisory, investment, and similar services to the City of Omaha with either party being able to terminate the Agreement upon providing written notice to the other; the Agreement contemplates an annual fee of $37,500.00 for the initial scope of services which is payable in quarterly installments of $9,375.00 with such funds to be paid from the General Fund 11111, Org: 119014, Account: 42239.
An ordinance to establish, pursuant to Section 40-251 of the Omaha Municipal Code, a Class “B” Flammable Liquids Storage District to be known as District No. B-225 at 5018 Ames Avenue as requested by Walmart.
An ordinance to establish, pursuant to Section 40-251 of the Omaha Municipal Code, a Class “B” Flammable Liquids Storage District to be known as District No. B-223 at 8105 J Street as requested by ABF Freight.
An ordinance to approve the Omaha Downtown Improvement District Association (ODIDA) 2025-2026 Budget and Workplan and levying a special tax and assessment on all lots and pieces of real estate within Business Improvement District No. 6874 in the City of Omaha in the amount of $724,781.76; such assessment shall cover the costs anticipated by the Business Improvement District for March 2024 to February 2025 and contemplated by Ordinance No. 37504 which was approved by the City Council of the City of Omaha on October 3, 2006, and reauthorized by Ordinance No. 38957 approved on March 8, 2011 and amended by Ordinance No. 41463 approved on April 26, 2018.
