Notice is hereby given that the City Council of the City of Omaha met on March 25, 2025 and passed and approved the following ordinances:
ORDINANCE NO. 44215
AN ORDINANCE to amend the official zoning map of the City of Omaha adopted by Section 55-65 of the Omaha Municipal Code, by changing certain boundaries of the official zoning map of the City of Omaha in accordance with Section 55-886 of the Omaha Municipal Code, to rezone property located at 3030 Upland Parkway from R5-Urban Family Residential District to R7- Medium-Density Multiple-Family Residential District (property is located within an NCE-Neighborhood Conservation/Enhancement Overlay District).

NOTICE IS HEREBY GIVEN that the City Council of the City of Omaha, Nebraska, will hold public hearings on April 8, 2025, beginning at 2:00 PM in Legislative Chambers, 1819 Farnam Street, Omaha, Nebraska 68183, for the purpose of hearing testimony for:
An ordinance levying a special tax and assessment on certain lots, part of lots and pieces of real estate in the City of Omaha to cover the cost of constructing sidewalks in the District No. SWR 2024-01.
An ordinance providing for the approval of a Right-of-Way Agreement between the City of Omaha and Habitat for Humanity of Omaha, Inc., to authorize the execution of said Agreement; to declare the necessity of acquiring, for use by the City of Omaha, the necessary private property for the purpose of constructing public improvements associated with the Bluestem Prairie 2nd Addition Subdivision near 48th Street and Huntington Avenue; providing that the City negotiate with the property owners for land acquisitions, permanent easements and temporary construction easements, providing that if said parcel cannot be obtained by negotiation, condemnation proceedings be undertaken and completed.
An ordinance authorizing the issuance of a purchase order to Catalynt Solutions, Inc. in the estimated annual amount of $928,200.00, for the purchase of Sodium Bisulfite to be utilized at the Papillion Creek Water Resource Recovery Facility, Missouri River Water Resource Recovery Facility, and Saddle Creek Retention Treatment Basin Facility, to be effective for a period of 12 months and is extendable for four (4) one-year periods at the City’s own option; to provide for payments from appropriations of more than one year in accordance with Section 5.17 of the Home Rule Charter of 1956, as amended; to provide for payments from a specific account.
An ordinance approving a redevelopment and Tax Increment Financing (TIF) Redevelopment Agreement between the City of Omaha and Greenlake Development, LLC, to implement the Greenlake Midtown Apartments Tax Increment Financing (TIF) Redevelopment Project Plan for a redevelopment project site located at 3511 Howard Street, which provides for construction of a new three story apartment building with 15 market rate units on the site; the agreement authorizes the use of up to $418,139.00, which includes capitalized interest, in excess ad valorem taxes (TIF) generated by the development to help fund the cost of the project.
An ordinance approving a redevelopment and Tax Increment Financing (TIF) Redevelopment Agreement between the City of Omaha and 72 Farnam, LLC, to implement the 72 Farnam Apartments Tax Increment Financing (TIF) Redevelopment Project Plan for a redevelopment project site located at southwest of 72nd and Farnam Streets, which proposes the construction of a new five story apartment building with 176 market rate units and one commercial bay; the agreement authorizes the use of up to $6,336,412.00, which includes capitalized interest, in excess ad valorem taxes (TIF) generated by the development to help fund the cost of the project.
An ordinance to approve a Third Amendment to Option and Land Lease between the City of Omaha, and SBA Structures, LLC, by adding six (6) additional five-year options to the existing Land Lease Agreement which was entered into on July 13, 1998 and expires on August 31, 2028 for operation of a cell tower at Fire Station 42, 3120 North 102nd Street; to provide that the City shall receive a signing bonus of $75,000.00 and then an increase in annual rent from approximately $13,000.00 to $21,900.00 at the beginning of the next option period; authorizing the Mayor to sign and the City Clerk to attest the Third Amendment to Option and Land Lease Agreement.
An ordinance to establish, pursuant to Section 40-251 of the Omaha Municipal Code, a Class “A” Flammable Liquids Storage District to be known as District No. A-169 at 10402 Potter Street as requested by Metropolitan Utilities District.
