CITY OF OMAHA
PUBLIC HEARING NOTICE
CARNATION PLACE
REDEVELOPMENT PROJECT PLAN
NOTICE IS HEREBY GIVEN that the City Council of the City of Omaha, Nebraska, will meet and hold a public hearing on April 15, 2025, beginning at 2:00 PM in Legislative Chambers, 1819 Farnam Street, Omaha, Nebraska 68183 for the purpose of hearing testimony for:
Carnation Place
Redevelopment Project Plan.
Applicant/Developer:
Carnation Ballroom, LLC/Swan
Development, LLC
Location:
2711 North 24th Street
The redevelopment project plan proposes the comprehensive rehabilitation of the Carnation Ballroom building, a local landmarked historic building so that it can serve as a multi-tenant commercial space, possibly for retail, office, restaurant and/or public assembly spaces.
The Planning Board recommended approval of this Redevelopment Project Plan at the January 8, 2025 public hearing.
The Redevelopment Project Plan authorizes the City’s participation in the redevelopment of this project site through the allocation of Tax Increment Financing (TIF) in an amount up to $216,638.00, which includes capitalized interest. TIF loan proceeds will be used to offset eligible expenses such as acquisition, architecture and engineering, site work, building rehabilitation hard construction costs, a 2.0 percent contribution of TIF revenues to the North Omaha Business Improvement District’s streetscaping fund, and other public improvements as required. The total estimated project costs are $2,361,227.00, but are subject to change as final costs come in.
A copy of said plan is available for public inspection in the City Clerk’s Office.
Anyone interested in this matter should be in attendance.
Elizabeth Butler, CMC
