AMENDMENT TO THE
DOWNTOWN NORTHEAST
REDEVELOPMENT PLAN
NOTICE IS HEREBY GIVEN that the City Council of the City of Omaha, Nebraska, will meet and hold a public hearing on February 15, 2022, beginning at 2:00 PM in Legislative Chambers, 1819 Farnam Street, Omaha, Nebraska 68183 for the purpose of hearing testimony for:
Project: The Amendment to the Downtown Northeast Redevelopment Plan
Applicant: City of Omaha
Location: 1804 Capitol Avenue
This amendment to the Downtown Northeast Redevelopment Plan proposes the redevelopment of the area generally known as 1804 Capitol Avenue, including property bounded by 19th Street on the west, Chicago Street on the north, 17th Street on the east, and Capitol Avenue on the south. The Downtown Northeast Redevelopment Plan and 2030 Downtown Master Plan both envision a “newer”, revitalized, pedestrian-friendly, city destination. The greater downtown area would be a place where major employers would locate thereby strengthening downtown as a major employment center, commercial business would provide goods and services for dining, entertainment and leisure, and residents would find homes that are not far from work, fun or leisure activities.
The Planning Board recommended approval of this Redevelopment Project Plan at the October 27, 2021 public hearing.
The proposed redevelopment project affords an opportunity to provide mixed-income housing within the Urban Core. This area is a 9-acre site that will be subdivided into three separate parcels. The City proposes the sale of 7 of the 9 acres to the developer who proposes to construct market rate apartments, affordable housing units, retail/office spaces, townhouses and parking. The remaining 2 acres would be reserved for a potential commercial office or civic user to be determined by the City.

NOTICE IS HEREBY GIVEN that the City Council of the City of Omaha, Nebraska, will meet and hold a public hearing on February 15, 2022, beginning at 2:00 PM in Legislative Chambers, 1819 Farnam Street, Omaha, Nebraska 68183 for the purpose of hearing testimony for:
Project: 24th and Lake Redevelopment Plan
Applicant: City of Omaha
Location: Maple Street on the north, Franklin and Clark Streets on the south, 20th Street on the east, and Highway 75 on the west
The proposed 24th and Lake Redevelopment Plan is consistent with Forever North, a strategic, action-oriented guide that enhances current and ongoing community development efforts and guides future development along the North 24th Street corridor, and provides more detailed guidance for development in the areas defined as Zone 2 and parts of Zones 1 and 3 within Forever North. As a Redevelopment Plan according to Nebraska State Statute, the 24th and Lake Redevelopment Plan offers redevelopment tools, not available with Forever North. The 24th and Lake Redevelopment Plan is consistent with City of Omaha Master Plan goals and is consistent with Forever North. If approved, this Redevelopment Plan will be the first City-initiated step to implement the Forever North strategy.
The Planning Board recommended approval of this Redevelopment Project Plan at the January 5, 2022 public hearing.

The redevelopment project plan proposes the new construction of a one story 150,000 square foot warehouse and distribution building.
The Planning Board recommended approval of this Redevelopment Project Plan at the December 1, 2021 public hearing.
The Redevelopment Project Plan authorizes the City’s participation in the redevelopment of this project site through the allocation of TIF in an amount up to $3,875,000.00, plus accrued interest. TIF loan proceeds will be used to offset eligible expenses such as acquisition, site preparation, architectural and engineering costs and other public improvements as required. The total estimated project costs are $20,987,259.00, but are subject to change as final costs come in.
