PUBLIC HEARING NOTICES
NOTICE IS HEREBY GIVEN that the City Council of the City of Omaha, Nebraska, will hold public hearings on December 16, 2025, beginning at 2:00 PM in Legislative Chambers, 1819 Farnam Street, Omaha, Nebraska 68183, for the purpose of hearing testimony for:
An ordinance to rescind the ACI–Areas of Civic Importance Overlay District for a portion of the site located southwest of 180th Street and West Dodge Road.
An ordinance to approve a Major Amendment to a Mixed Use District Development Agreement for West Dodge Hills, for the property located southwest of 180th Street and West Dodge Road, allow for the site to be developed with a variety of residential, office, and commercial uses.
Res. that, the Preliminary Plat entitled West Dodge Hills Replat 4, a minor plat inside city limits, located southwest of 180th Street and West Dodge Road, along with the conditions, is hereby accepted; and, the preparation of the final plat of this subdivision is hereby authorized.
Res. that, the Final Plat transmitted herewith entitled of West Dodge Hills Replat 4, a minor plat inside city limits, located southwest of 180th Street and West Dodge Road, is hereby approved, and concurrently a portion of the existing plat entitled West Dodge Hills, and described on said replat, is hereby vacated.
An ordinance to rezone property located southeast of 213th Street and Kansas Avenue from DR-Development Reserve District, R4-Single-Family Residential District (High-Density), and R5-Urban Family Residential District to DR-Development Reserve District.
An ordinance to rezone property located southeast of 213th Street and Kansas Avenue from DR-Development Reserve District, R4-Single-Family Residential District (High-Density), and R5-Urban Family Residential District to R4-Single-Family Residential District (High-Density).
An ordinance to rezone property located southeast of 213th Street and Kansas Avenue from DR-Development Reserve District, R4-Single-Family Residential District (High-Density), and R5-Urban Family Residential District to R5-Urban Family Residential District.
Res. that, the Final Plat transmitted herewith entitled Calarosa Replat 1, a minor plat outside city limits, located southeast of 213th Street and Kansas Avenue, is hereby approved, and concurrently a portion of the existing plats entitled Calarosa, Calarosa West, and Vistancia, and described on said replat, are hereby vacated.
Res. that, the Subdivision Agreement among the City of Omaha, FHPS, LLC, Vistancia Villas, LLC, and Sanitary and Improvement District (S.&I.D.) 609 of Douglas County, Nebraska, as recommended by the Mayor, is hereby approved. The Subdivision is to be known as Calarosa Replat 1 (Lots 1-5 and Outlot A) and is located southeast of 213th Street and Kansas Avenue.
An ordinance to rezone property located southwest of 204th Street and West Center Road from AG-Agricultural District to MU-Mixed Use District.
An ordinance to approve a Major Amendment to a Mixed Use District Development Agreement for Privada, for the property located southwest of 204th Street and West Center Road, to allow for a building height increase from 60 to 80 feet to provide design flexibility and to accommodate more medical office space.
Res. that, the Final Plat entitled Privada (Lots 178 - 184, Outlots Q-S), a subdivision outside city limits, located southwest of 204th Street and West Center Road, is hereby approved and accepted.
Res. that, the Subdivision Agreement among the City of Omaha, Skrupa Investment Company, the Privada Commercial Owners Association, and Sanitary and Improvement District (S.&I.D.) 64 of Douglas County, Nebraska, as recommended by the Mayor, is hereby approved. The Subdivision is to be known as Privada (Lots 178-184 and Outlots Q-S) and is located southwest of 204th Street and West Center Road.
An ordinance to approve a PUR-Planned Unit Redevelopment Overlay District, located at 2220 North 25th Street, to approve the Development Plan.
