PUBLIC HEARING NOTICES
NOTICE IS HEREBY GIVEN that the City Council of the City of Omaha, Nebraska, will hold public hearings on December 9, 2025, beginning at 2:00 PM in Legislative Chambers, 1819 Farnam Street, Omaha, Nebraska 68183, for the purpose of hearing testimony for:
An ordinance to rezone property located northeast of 204th and Harney Streets from R4-Single-Family Residential District (High-Density) and R7-Medium-Density Multiple-Family Residential District to R4-Single-Family Residential District (High-Density) (a portion of property is located within a PUD-Planned Unit Development Overlay District).
An ordinance to rezone property located northeast of 204th and Harney Streets from R4-Single-Family Residential District (High-Density) and R7-Medium-Density Multiple-Family Residential District to R7-Medium-Density Multiple-Family Residential District (a portion of property is located within a PUD-Planned Unit Development Overlay District).
An ordinance to approve a Major Amendment to a PUD-Planned Unit Development Overlay District located northeast of 204th and Harney Streets, to approve the Development Plan.
Res. that, the Special Use Permit application submitted by Brookestone Meadows Inc/Netter Senior Living, for a Major Amendment to the Special Use Permit pursuant to allow General office in the R7 District, located northeast of 204th and Harney Streets, is hereby approved and the Permits and Inspection Division is directed to issue the necessary permit therefor, provided the conditions set out in Exhibit “A” of the referenced application, conditions set out in Exhibit “B’’, and all applicable local or state statutes, ordinances or regulations are complied with; and, that the proposed Special Use Permit has been reviewed and evaluated pursuant to, and meets each of, the criteria set forth in Section 55-885 of the Omaha Municipal Code.
Res. that, the Final Plat transmitted herewith entitled of Peace Ridge Replat 1, a subdivision inside city limits, located northeast of 204th and Harney Streets (a portion of property is located within a PUD-Planned Unit Development Overlay District), is hereby approved, and concurrently a portion of the existing plats entitled Brookestone Meadows Replat 1 and Peace Ridge, and described on said replat, is hereby vacated. The applicant is Brookestone Meadows Inc/Vetter Senior Living.
An ordinance to rezone property located at 1947 South 13th Street from GI-General Industrial District to NBD-Neighborhood Business District (property is located within an ACI-Area of Civic Importance Overlay District).
An ordinance to rezone property located at 2602 North 24th Street from R5–Urban Family Residential District to NBD-Neighborhood Business District (property is located within an ACI-Area of Civic Importance Overlay District).
An ordinance to rezone property located at 3026 South 18th Street from R4-Single-Family Residential District (High-Density) to R5-Urban Family Residential District.
An ordinance to rezone property located at 6990 Dodge Street from GC-General Commercial District to TOD-2-MX-Transit Oriented Development District-Mixed Use.
An ordinance to amend the boundaries of the MCC-Major Commercial Corridor Overlay District, to incorporate into that district the property located at 8516 Blondo Street.
An ordinance to amend the boundaries of the ACI-3(PL)-Area of Civic Importance Overlay District, to incorporate into that district the property located at 120 Regency Parkway.
An ordinance to rezone property located at 521 South 38th Avenue from R4(35) – Single-Family Residential District (High Density) to TOD-2-MUR-Transit Oriented Development District-Mixed Urban Residential.
An ordinance to rescind the ACI – Areas of Civic Importance Overlay District for property located at 521 South 38th Avenue.
An ordinance to rezone property located at 10909 M Street from GI-General Industrial District to CC-Community Commercial District.
An ordinance to amend the boundaries of the MCC-Major Commercial Corridor Overlay District, to incorporate into that district the property located at 10909 M Street.
Res. that, the Special Use Permit application submitted by Kelly Danielson for a Major Amendment to the Special Use Permit to allow Scrap and salvage services in the HI-Heavy Industrial District, located at 3701 Dahlman Avenue, is hereby approved and the Permits and Inspection Division is directed to issue the necessary permit therefor, provided the conditions set out in Exhibit “A” of the referenced application, conditions set out in Exhibit “B”, and all applicable local or state statutes, ordinances or regulations are complied with; and, that the proposed Special Use Permit has been reviewed and evaluated pursuant to, and meets each of, the criteria set forth in Section 55-885 of the Omaha Municipal Code.
