Notice is hereby given that the City Council of the City of Omaha met on October 22, 2024 and passed and approved the following ordinances:
ORDINANCE NO. 44008
AN ORDINANCE to amend the official zoning map of the City of Omaha adopted by Section 55-65 of the Omaha Municipal Code, by changing certain boundaries of the official zoning map of the City of Omaha in accordance with Section 55-886 of the Omaha Municipal Code, to rezone property located at 2226 Howard Street from DS-Downtown Service District to CBD-Central Business District (property is located within an ACI-Area of Civic Importance Overlay District).
Summary: The official zoning map adopted by Section 55-65 of the Omaha Municipal Code be, and the same hereby is, changed and amended in accordance with Section 55-886 of the Omaha Municipal Code so that: Lot 1, Jefferson Place, in Douglas County, Nebraska, is hereby rezoned from DS-Downtown Service District to CBD-Central Business District.

ORDINANCE NO. 44009
AN ORDINANCE to amend the boundaries of the MCC-Major Commercial Corridor Overlay District, to incorporate into that district the property located at 3401 South 84th Street; and to provide for an effective date.
Summary: In accordance with Sections 55-681 through 55-688 and 55-886 of the Omaha Municipal Code, the official zoning map adopted by Section 55-65 of the Omaha Municipal Code be, and the same hereby is, changed and amended so that: WESTGATE ADD LOT 985 BLOCK 0 ALL VAC VALLEY ST ADJ & -EX TRIA NW COR-LT 732 & LTS 734 & 735 & -EX SW 85.72 FT- LOT 985 & IRREG NWSTLY, 23.2 FT LOT 983 & ALL LT 984, as surveyed, platted and recorded in Douglas County, Nebraska is hereby rezoned to be included in and incorporated into the MCC-Major Commercial Corridor Overlay District; provided, that the base zoning district for such property shall not be changed by this ordinance.

AN ORDINANCE declaring the necessity of acquiring, for use by the City of Omaha, the necessary private property for the purpose of constructing Cole Creek Culvert at Military Avenue, project identified as OPW 54353; providing that the City negotiate with the property owners for land acquisitions, permanent easements and temporary construction easements; providing that as to each specified parcel which cannot be obtained by negotiation, condemnation proceedings be undertaken and completed; and, providing for the effective date hereof.

NOTICE IS HEREBY GIVEN that the City Council of the City of Omaha, Nebraska, will hold public hearings on November 5, 2024, beginning at 2:00 PM in Legislative Chambers, 1819 Farnam Street, Omaha, Nebraska 68183, for the purpose of hearing testimony for:
An ordinance to amend Sections 24-87 through 24-105 of the Omaha Municipal Code regarding the Urban Design Review Board.
An ordinance approving a redevelopment and Tax Increment Financing (TIF) Redevelopment Agreement between the City of Omaha and NODO, LLC, to implement the NODO Tax Increment Financing (TIF) Redevelopment Project Plan for a redevelopment project site located southeast of Nicholas and 12th Streets, which proposes the construction of a five story mixed use building with 78 market rate apartment units and about 12,429 square feet of first floor commercial space; the agreement authorizes the use of up to $2,616,662.00, which includes capitalized interest, in excess ad valorem taxes (TIF) generated by the development to help fund the cost of the project.
An ordinance providing for the designation of an enhanced employment area; the levy of a general business occupation tax as requested by NODO, LLC; providing for the administration, imposition and collection of such occupation tax for The NODO; specifying the use of such occupation tax revenue; and related matters.
An ordinance to approve an Agreement between the City of Omaha and Keep Omaha Beautiful, Inc. to provide for the planting of trees within the city through the Trees for Tomorrow program by paying Keep Omaha Beautiful, Inc. $500,000.00 over the 2024 through 2027 fiscal years, in annual amounts of $125,000.00.
An ordinance to accept the payment to Midwest Turf & Irrigation, as golf dealer using PNC Equipment Finance for the lease program, in the amount of $67,286.62 annually to lease through its third-party lease provider, PNC Equipment Finance, LLC, two (2) utility vehicles and three (3) mowers for the Golf Division of the Parks, Recreation and Public Property Department for five (5) years, with the lease commencing in January 2025, through January 2029, for a total amount of $336,433.10.
An ordinance to accept the bid of Heiman Fire Equipment to provide 100 sets of Personal Protective Equipment (PPE) Bunker Gear (i.e. top coats and pants with suspenders) for the Omaha Fire Department on an as needed basis over the duration of the agreement; the term of the agreement is for 12 months at a total cost of $302,500.00 with both parties having the option to agree to extend the agreement on a monthly basis for up to an additional 12-month period if both parties agree to maintain the same terms of the agreement; to authorize the Mayor of the City of Omaha to execute any further agreement that may be necessary to implement such a bid; and for such sums to be paid from the appropriations for the Omaha Fire Department, Fund 11111, Organization 114581, Account 46618.
