PUBLIC HEARING NOTICE
Amendment To The Nodo
Redevelopment Project Plan
NOTICE IS HEREBY GIVEN that the City Council of the City of Omaha, Nebraska, will meet and hold a public hearing on October 8, 2024, beginning at 2:00 PM in Legislative Chambers, 1819 Farnam Street, Omaha, Nebraska 68183 for the purpose of hearing testimony for:
Amendment to the NODO Redevelopment Project Plan.

Southeast of Nicholas and 12th Streets
The initial approved Redevelopment Project Plan proposed the new construction of a five story mixed use building with 78 market rate apartment units and about 12,429 square feet of first floor commercial space. This Amendment to the Redevelopment Project Plan does not change the physical nature of the project. This amendment is a request to increase the amount of TIF support from $1,902,663.00 up to $2,616,662.00, which includes capitalized interest. This amendment still includes a request for an Enhanced Employment Area (EEA) designation and the use of a general business occupation tax.
The Planning Board recommended approval of this Redevelopment Project Plan at the August 7, 2024 public hearing.
TIF loan proceeds will be used to offset eligible expenses such as site work, demolition, acquisition, specially engineered foundations, various pre-development studies, architectural and engineering costs and other public improvements as required. The total estimated project costs increased from $19,040,074.00 to $19,617,910.00, but are subject to change as final costs come in.
A copy of said plan is available for public inspection in the City Clerk’s Office.
