Hearing to determine what disciplinary action is merited for violation of Omaha Municipal Codes 44-54, 44-64 and 44-121.

 

NOTE: All requests for sign language interpreters (signers) will require a minimum of 48 hours advance notice. If necessary, contact the Chief Electrical Inspector at (402) 444-5350 ext. 2130.

The Electrical Board reserves the right to amend the above agenda. A copy of the official agenda, kept continually current, shall be available for public inspection at the office of the Omaha Planning Department, 1819 Farnam Street, Suite 1110, Omaha, Nebraska, during normal business hours.

Prior to the hearing, the applicant may schedule a time to review the City’s case file during normal business hours by contacting the Chief Electrical Inspector at (402) 444-5350 ext. 2130. PUBLIC HEARING NOTICE

1904 FARNAM

REDEVELOPMENT PROJECT PLAN

 

NOTICE IS HEREBY GIVEN that the City Council of the City of Omaha, Nebraska, will meet and hold a public hearing on April 23, 2024, beginning at 2:00 PM in Legislative Chambers, 1819 Farnam Street, Omaha, Nebraska 68183 for the purpose of hearing testimony for:

 

1904 Farnam

Redevelopment Project Plan.

 

Applicant/Developer:

Neeraj Agarwal/Clarity

1904 Farnam Street

 

The redevelopment project plan proposes the comprehensive rehabilitation of a historic 7-story building into 54 affordable units and about 5,965 square feet of retail/commercial space.

The Planning Board recommended approval of this Redevelopment Project Plan at the February 7, 2024 public hearing.

The Redevelopment Project Plan authorizes the City’s participation in the redevelopment of this project site through the allocation of Tax Increment Financing (TIF) in an amount up to $418,298.00, which includes capitalized interest. TIF loan proceeds will be used to offset eligible expenses such as acquisition, building rehabilitation construction costs, architectural and engineering costs and other public improvements as required. The total estimated project costs are $23,106,666.00, but are subject to change as final costs come in.

A copy of said plan is available for public inspection in the City Clerk’s Office.

PUBLIC HEARING NOTICE

AMENDMENT TO THE CROSSROADS

REDEVELOPMENT PROJECT PLAN

 

NOTICE IS HEREBY GIVEN that the City Council of the City of Omaha, Nebraska, will meet and hold a public hearing on April 23, 2024, beginning at 2:00 PM in Legislative Chambers, 1819 Farnam Street, Omaha, Nebraska 68183 for the purpose of hearing testimony for:

 

Amendment to the Crossroads

Redevelopment Project Plan.

 

Applicant/Developer:

Woodbury Corporation

 

Location:

Northwest of 72nd and Dodge Streets

 

The Amendment to the Crossroads TIF Redevelopment Project Plan expands the plan area, updates the redevelopment project, includes an additional redevelopment project, increases the tax increment financing loan, and increases the proceeds from the general business occupation tax imposed within the Enhanced Employment Area. The redevelopment project site has been expanded to include a redevelopment project site located at the southwest corner of 72nd and Dodge Streets which is the Omaha Central Public Library.

The Planning Board recommended approval of this Redevelopment Project Plan at the March 6, 2024 public hearing.

The Amendment to the Crossroads TIF Redevelopment Project Plan Area authorizes the City’s participation in the redevelopment of this project through the allocation of additional Tax Increment Financing (TIF) funds to increase the TIF loan proceeds from $79,400,000.00 up to $101,742,701.00, which includes capitalized interest. TIF loan proceeds will be used to offset eligible expenses such as acquisition, site work, infrastructure, public plazas, pre-development costs for eligible professional design service fees, public parking and other public improvements as required. The total estimated project costs are $861,713,000.00, which is an increase from the original $553,868,000.00, but are subject to change as final costs come in. Including the new library site as part of this redevelopment plan area allows the City to participate in the financing of the library through its pledge and issuance of tax-exempt redevelopment bonds.

A copy of said plan is available for public inspection in the City Clerk’s Office.
