PUBLIC NOTICE

The South Omaha Turnback Tax Grant Committee will hold a public meeting on Thursday, March 9, 2023, at 5:30 p.m. in Meeting Room A of the South Omaha Public Library, 2808 Q St., Omaha, NE. The public hearing will be held to re-open the 2022-2023 South Omaha Turnback Tax Grant, and receive public comments and grant applications assisting with small business and entrepreneurship growth in defined areas of South Omaha. Grant applications will be accepted March 9, 2023, through April 6, 2023.

Applications can be found online at www.cityofomaha.org or www.douglascounty-ne.gov beginning Thursday, March 9, 2023, and are due by end of day Thursday, April 6, 2023.

LAYOVER CASE:

Waiver of Section 55-786(e)(3) – Variance to

the residential fence regulations to allow a 6’ tall, greater than 50% fence within the street side yard setback; 3724 Hawthorne Ave.

Waiver of Section 55-186 – Variance to the

minimum lot size from 5,000 sq. ft. to 2,935 sq. ft.; to the minimum lot width from 50’ to 29.3’; to the front yard setback from 35’ to 16.97’, 17.07’ and 13.75’ to allow for the administrative subdivision to construct two single-family homes; 6114 S. 18th St.

Waiver of Section 55-715 – Variance to the

minimum depth from 25’ to 0’ and to the minimum street yard landscaping from 70% to 55% to allow for a previously constructed driveway expansion to remain; 406 Shorewood Ln.

NEW CASES:

Waiver of Section 55-186 – Variance to the

required rear yard setback from 18’ to 2’ and to the interior side yard setback from 5’ to 3’ to allow for a second-story addition to an existing detached garage; 819 S. 35th Ave.

Waiver of Section 55-734 – Variance to the

required number of off-street parking stalls from 2 to 1 to allow for the construction of seven single-family homes; 2572, 3015, 3028 & 3029 Pinkney St.; 3914 N. 25th St.; 3909 N. 26th St.; and 3017 Pratt St.

Waiver of Section 55-832 – Variance to the

maximum height for a monument sign from 8’ to 13’; to the front setback for a monument sign from 12’ to 0’, to the maximum square footage per monument sign from 25 sq. ft. to 130 sq. ft.; to the maximum sign budget from 40 sq. ft. to 130 sq. ft.; and to the permitted sign types in the R7 District to install electronic signage not otherwise permitted to allow for a new monument sign for an existing church; 15050 W. Maple Rd.

Waiver of Section 55-768(b)(8) – Variance to

the temporary use regulations to allow for a flea market to operate more than the allowed maximum of three events on a site during one calendar year (31 events from April 1, 2023 to October 28, 2023); 10000 California St.

Waiver of Section 55-126 – Variance to the

required interior side yard setback from 25’ to 14.5’ to allow for a new home addition; 1020 Skyline Dr.

Waiver of Section 55-834 – Variance to the

maximum sign budget from 60 sq. ft. to 300 sq. ft. to allow for a proposed signage plan for an existing community college; Northwest of South 27th & Q Sts.

Waiver of Section 55-226 & 55-716 – Variance

to the required front yard setback for a Multifamily use in the R7 District from 35’ to 15’, to the rear yard setback from 25’ to 20’, and to the required bufferyard between R3 and R7 Districts from 30’ to 20’ to allow for the construction of a new apartment complex; Southwest of 168th & Shirley Sts.

Waiver of Section 55-823(g) – Variance to

the maximum height of a neighborhood identification sign from 5’ to 5’ 10” and to the maximum sign area of a neighborhood identification sign from 25 sq. ft. to 39 sq. ft. to allow for the installation of two new neighborhood identification signs; 2550 Skyline Dr. & 22201 Standord St.

NOTE: All requests for sign language interpreters (signers) will require a minimum of 48 hours advance notice.  If necessary, contact the Board Secretary at (402) 444-5150 x2061.
