NOTICE TO PUBLIC

 

The following Ordinance has been set for City Council Hearing on February 24, 2026, at 2:00 p.m. in the Legislative Chambers, Omaha/Douglas Civic Center, 1819 Farnam Street, at which hearing all persons interested may be heard:

 

An ordinance to create Road Maintenance District No. 2025-01, in the City of Omaha, for the purpose of improving South 91st Circle, from Pacific Street north to the terminus, by reconstruction of the roadway base and application of an asphalt surface course; to fix and define the boundaries of said district; to provide for the determination and assessment of damages, if any, occasioned by reason of change of grade; to authorize the Public Works Department, barring protest to the contrary in accordance with OMC 26-65, to complete the associated improvement project.

Waiver of Section 55-782(b)(6) - Variance to the accessory structure setback from 3’ to 0.8’ and 2.1’ to allow for a replat of the subject site into two lots; 4734 & 4802 S. 90th St.

Waiver of Sections 55-266 & 55-763(5)(b)(1) – Variance to the minimum lot area from 4,000 sq. ft. to 3,200 sq. ft.; to the front yard setback from 25’ to 16’; to the rear yard setback from 25’ to 6.5’; and to the required distance an Accessory Dwelling Unit (ADU) must be placed behind the front-facing plane of a Principal Dwelling Unit (PDU) from 20’ to 6’ in order to replat the property into one lot and construct a single-family home and detached ADU; 2710 Howard St.

Waiver of Section 55-206 – Variance to the required rear yard setback from 17’ to 5’ to allow for the construction of a detached garage; 2921 Elm St.

Waiver of Section 55-764(d)(2) - Variance to the capacity limitations for a Daycare Services (General) use in a R5 district from 12 to 60 individuals; 8345 Crown Point Ave.

Waiver of Sections 55-186 & 55-734 – Variance to the minimum lot width from 50’ to 48’ and to the minimum off-street parking requirement from 2 parking spaces to 0 parking spaces to allow for a lot line adjustment between two properties; 4673 & 4669 Pierce St.

Waiver of Section 55-206 – Variance to the required rear yard setback from 25’ to 3’ to allow for the construction of a detached garage; 365 N. 47th St.

Waiver of Section 55-126 – Variance to the required interior side yard setback from 25’ to 12’ to allow for the construction of a home addition; 419 N. 68th St.

Waiver of Section 55-716 – Variance to the minimum bufferyard requirement between the GI & AG Districts from 60’ to 45’ to allow for the construction of a warehouse building; 11102 Melissa St.

Waiver of Section 55-786(e) – Variance to the residential fence regulations to allow a 6’ tall, privacy fence within the street side yard setback; 21147 Larimore Ave.

Waiver of Section 55-146 – Variance to the required front yard setback from 40’ to 32’ to allow for the construction of a garage addition; 1709 S. 87th St.

Waiver of Section 55-126 – Variance to the required front yard setback from 50’ to 34’ to allow for the construction of a garage addition; 3016 S. 217th Cir.

Waiver of Section 55-740(f)(4) – Variance to the minimum perimeter landscaping between an unenclosed parking facility and a residential district from 10’ to 5’ to allow for the construction of a parking lot to serve a new multi-purpose community center; 2601 N. 24th St.

Waiver of Sections 55-146, 55-715, 55-735 (b), 55-740(f)(4), & 55-830 – Variance to the maximum impervious coverage from 40% to 60%; to the maximum building height from 35’ to 40.5’; to the minimum street yard landscaping depth from 25’ to 19’ & 7’; to the minimum perimeter landscaping between an un-enclosed parking facility and a street property line from 10’ to 7’; to allow parking in the front yard and street side yard setbacks for a non-residential use; to the maximum square footage per wall sign from 32 sq. ft. to 135 sq. ft.; to the maximum sign budget from 32 sq. ft. to 224 sq. ft.; and to the maximum height for a wall sign from 16’ to 19’ & 25’ to allow for the construction of an elementary school; SW of Pacific St. & Ridgewood Ave.

Waiver of Section 55-21 – Variance to the definition of a Dwelling Unit to allow for the construction of an outbuilding that will include permanent provisions for cooking not otherwise permitted in the AG District; 12501 N. 108th St.
