PUBLIC HEARING NOTICES

 

NOTICE IS HEREBY GIVEN that the City Council of the City of Omaha, Nebraska, will hold public hearings on March 11, 2025, beginning at 2:00 PM in Legislative Chambers, 1819 Farnam Street, Omaha, Nebraska 68183, for the purpose of hearing testimony for:

 

Res. that, the Preliminary Plat entitled Scoular Replat One, a minor plat inside city limits, located northeast of 28th Avenue and Deer Park Boulevard, is hereby, is hereby accepted; and, the preparation of the final plat of this subdivision is hereby authorized.

 

Res. that, the Final Plat transmitted herewith entitled Scoular Replat One, a minor plat inside city limits, located northeast of 28th Avenue and Deer Park Boulevard, is hereby approved, and concurrently a portion of the existing plats, Oberne and Hosick’s Addition and Scoular Addition as described on said replat, are hereby vacated.

 

An ordinance to rezone property located at 4966 Newport Avenue from DR – Development Reserve District to R5 – Urban Family Residential District.

 

An ordinance to rezone property located at 4966 Newport Avenue from DR – Development Reserve District to DR – Development Reserve District.

 

Res. that, the Final Plat entitled Bluestem Prairie 2nd Addition (Lots 1-64 and Outlots A-F, I-J), a subdivision inside the city limits, located at 4966 Newport Avenue, is hereby approved and accepted.

 

Res. that, the Subdivision Agreement among the City of Omaha, Habitat for Humanity of Omaha, Inc., and the Bluestem Prairie Owners Association, Inc., as recommended by the Mayor, is hereby approved. The Subdivision is to be known as Bluestem Prairie 2nd Addition (Lots 1-64 and Outlots A-F and I-J) and is located at 4966 Newport Avenue.

 

An ordinance to approve a PUR-Planned Unit Redevelopment Overlay District, located southwest of 33rd and Mason Streets, to approve the Development Plan.

 

Res. that, the Final Plat transmitted herewith entitled of Mason Place Rows, a subdivision inside city limits, located southwest of 33rd and Mason Streets, is hereby approved, and concurrently a portion of the existing plats entitled 33 Mason South, and described on said replat, is hereby vacated.

 

Res. that, the Subdivision Agreement among the City of Omaha and Milestone Residence, LLC, as recommended by the Mayor, is hereby approved. The Subdivision is to be known as Mason Place Rows (Lots 1-15 and Outlot A) and is located southwest of 33rd and Mason Streets.

 

An ordinance to rezone property located northeast of 216th and Harrison Streets from AG-Agricultural District to DR-Development Reserve District.

 

An ordinance to rezone property located northeast of 216th and Harrison Streets from AG-Agricultural District to R6-Low-Density Multiple-Family Residential District.

 

Res. that, the Final Plat entitled The Rye at Harrison (Formerly Coventry Wood) (Lots 1-2, Outlot A), a subdivision outside city limits, located northeast of 216th and Harrison Streets, is hereby approved and accepted.

 

Res. that, the Subdivision Agreement between the City of Omaha and HRC Coventry Wood LLC, as recommended by the Mayor, is hereby approved. The Subdivision is to be known as The Rye at Harrison (Lots 1-2 and Outlot A) and is located northeast of 216th and Harrison Streets.

 

An ordinance to rezone property located at 7060 Bedford Avenue from R4(35)-Single-Family Residential District (High-Density) to R6- Low Density Multiple Family Residential District (portions of the property are located within the FF-Flood Fringe and FW-Floodway Overlay Districts).

 

An ordinance to approve a PUR-Planned Unit Redevelopment Overlay District, located at 7060 Bedford Avenue, to approve the Development Plan.

 

Res. that, the Final Plat transmitted herewith entitled Bedford Heights, a subdivision inside city limits, located at 7060 Bedford Avenue (portions of the property are located within the FF-Flood Fringe and FW-Floodway Overlay Districts), is hereby approved, and concurrently a portion of the existing plats entitled Benson Replat 11, and described on said replat, is hereby vacated.

 

Res. that, the Subdivision Agreement among the City of Omaha, KUSP Real Estate, LLC, and The Bedford Heights Homeowners Association, as recommended by the Mayor, is hereby approved. The Subdivision is to be known as Bedford Heights (Lots 1-2 and Outlots A-B) and is located at 7060 Bedford Avenue.

 

An ordinance to approve a Major Amendment to a Mixed Use District Development Agreement for Avenue One, for the property located northeast of 192nd and Burke Streets (property is located within an ACI-Area of Civic Importance Overlay District), to illustrate intent to comply with applicable provisions of the Omaha Municipal Code Sections 55-561 through 55-565 related to Mixed Use Districts.

 

Res. that, the Preliminary Plat entitled Avenue One Replat 5, a minor plat inside city limits, with approval of a waiver to Section 53-9(9), Sidewalks on the north side of Davenport Street and the east side of 191st Street, located northeast of 192nd and Burke Streets (property is located within an ACI-Area of Civic Importance Overlay District), is hereby, is hereby accepted; and, the preparation of the final plat of this subdivision is hereby authorized.

 

Res. that, the Final Plat transmitted herewith entitled Avenue One Replat 6, a minor plat inside city limits, located northeast of 192nd and Burke Streets (property is located within an ACI-Area of Civic Importance Overlay District), is hereby approved, and concurrently a portion of the existing plat Avenue One, and described on said replat, is hereby vacated.

 

Res. that, the Subdivision Agreement between the City of Omaha and Avenue One Omaha LLC, as recommended by the Mayor, is hereby approved. The Subdivision is to be known as Avenue One Replat 6 (Lots 1-7) and is located northeast of 192nd and Burke Streets.

 

An ordinance to rezone property located at 5504 Kansas Avenue from DR-Development Reserve District to R6-Low-Density Multiple-Family Residential District.

 

An ordinance to approve a PUD – Planned Unit Development Overlay District, located at 5504 Kansas Avenue, to approve the Development Plan.

 

Res. that, the Preliminary Plat entitled of Elmington Subdivision, a minor plat inside city limits, located at 5504 Kansas Avenue, is hereby, is hereby accepted; and, the preparation of the final plat of this subdivision is hereby authorized.

 

Res. that, the Final Plat entitled Elmington Subdivision, located at 5504 Kansas Avenue, is hereby approved and accepted.

 

Res. that, the Subdivision Agreement between the City of Omaha and ECG Omaha, LP, as recommended by the Mayor, is hereby approved. The Subdivision is to be known as Elmington Subdivision (Lot 1) and is located at 5504 Kansas Avenue.
