PUBLIC HEARING NOTICES

 

NOTICE IS HEREBY GIVEN that the City Council of the City of Omaha, Nebraska, will hold public hearings on February 13, 2024, beginning at 2:00 PM in Legislative Chambers, 1819 Farnam Street, Omaha, Nebraska 68183, for the purpose of hearing testimony for:

An ordinance to rezone property located south of 186th and Ida Streets from AG-Agricultural District to R4-Single-Family Residential District (High-Density).

Res. that, the Final Plat entitled Woodbrook Valley, located northeast of 186th and Ida Streets, is hereby approved and accepted.

Res. that, the Subdivision Agreement among the City of Omaha, Celebrity Homes, Inc., the Woodbrook Valley Homeowners Association, and Sanitary and Improvement District (S.&I.D.) 634 of Douglas County, Nebraska, as recommended by the Mayor, is hereby approved. The Subdivision is to be known as Woodbrook Valley (Lots 1-200 and Outlots A-F) and is located south of 186th and Ida Streets.

An ordinance to rezone property located southeast of 114th and State Streets from DR – Development Reserve District to R4 – Single-Family Residential District (High-Density).

Res. that, the Final Plat entitled Deer Crest North (Lots 1-146, Outlot A), a subdivision outside city limits, located southeast of 114th and State Streets, is hereby approved and accepted.

Res. that, the Subdivision Agreement among the City of Omaha, Celebrity Homes, Inc., the Deer Crest Homeowners Association, and Sanitary and Improvement District (S.&I.D.) 607 of Douglas County, Nebraska, as recommended by the Mayor, is hereby approved. The Subdivision is to be known as Deer Crest North (Lots 1-146 and Outlot A) and is located southeast of 114th and State Streets.

An ordinance to rezone property located southwest of 192nd Street and West Dodge Road from DR– Single-Development Reserve District and MU – Mixed Use District to MU– Mixed Use District.

An ordinance to approve a Major Amendment to a Mixed Use District Development Agreement for Avenue One, for the property located southwest of 192nd Street and West Dodge Road, to allow for development of the site with various uses, including multiple auto dealerships.

Res. that, the Final Plat transmitted herewith entitled Avenue One Replat 5, a minor plat inside city limits, located southwest of 192nd Street and West Dodge Road, is hereby approved, and concurrently portions of the existing plats entitled Avenue One and Avenue One Replat 4, and described on said replat, is hereby vacated.

Res. that, the Subdivision Agreement between the City of Omaha and Jasper Stone 192 and Dodge, LLC, as recommended by the Mayor, is hereby approved. The Subdivision is to be known as Avenue One Replat 5 (Lots 1-8 and Outlot A) and is located southwest of 192nd Street and West Dodge Road.

An ordinance to rezone property located northeast of 216th and Harrison Streets from AG – Agricultural District to DR – Developmental Reserve District.

An ordinance to rezone property located northeast of 216th and Harrison Streets from AG – Agricultural District to R4-Single Family Residential District (High Density).

An ordinance to rezone property located northeast of 216th and Harrison Streets from AG – Agricultural District to R5-Urban Family Residential District.

Res. that, the Final Plat entitled Coventry Wood (Lots 1-174, Outlots A-G), a subdivision outside city limits, located northeast of 216th and Harrison Streets, is hereby approved and accepted.

Res. that, the Subdivision Agreement among the City of Omaha, MSTM Investments, LLC, and HRC Coventry Woods, LLC, The Coventry Wood Owners Association, and Sanitary and Improvement District (S.&I.D.) 630 of Douglas County, Nebraska, as recommended by the Mayor, is hereby approved. The Subdivision is to be known as Coventry Wood (Lots 1-174 and Outlots A-G) and is located northeast of 216th and Harrison Streets.

An ordinance to approve a PUR-Planned Unit Redevelopment Overlay District, located at 3204 North 16th Street, to approve the Development Plan.

Res. that, the Special Use Permit application submitted by Lance Paulsen for a Special Use Permit to allow Scrap and salvage services in the HI District, located northeast of 28th Avenue and Deer Park Boulevard, Omaha, Nebraska, is hereby approved and the Permits and Inspection Division is directed to issue the necessary permit therefor, provided the conditions set out in Exhibit “A” of the referenced application, conditions set out in Exhibit “B”, and all applicable local or state statutes, ordinances or regulations are complied with. The proposed Special Use Permit has been reviewed and evaluated pursuant to, and meets each of, the criteria set forth in Section 55-885 of the Omaha Municipal Code.
