72 FARNAM APARTMENTS

REDEVELOPMENT PROJECT PLAN

 

NOTICE IS HEREBY GIVEN that the City Council of the City of Omaha, Nebraska, will meet and hold a public hearing on February 4, 2025, beginning at 2:00 PM in Legislative Chambers, 1819 Farnam Street, Omaha, Nebraska 68183 for the purpose of hearing testimony for:

 

72 Farnam Apartments

Redevelopment Project Plan.

 

Applicant/Developer:

Brett West/West Management LLC

 

Location:

Southwest of 72nd and Farnam Streets

 

The redevelopment project plan proposes the construction of a new five story apartment building with 176 market rate units.

The Planning Board recommended approval of this Redevelopment Project Plan at the December 4, 2024 public hearing.

The Redevelopment Project Plan authorizes the City’s participation in the redevelopment of this project site through the allocation of Tax Increment Financing (TIF) in an amount up to $6,336,412.00, which includes capitalized interest. TIF loan proceeds will be used to offset eligible expenses such as acquisition, site preparation, architectural and engineering costs, various studies, and other public improvements as required. The total estimated project costs are $43,500,000.00, but are subject to change as final costs come in.

A copy of said plan is available for public inspection in the City Clerk’s Office.

Anyone interested in this matter should be in attendance.

The redevelopment project plan proposes the new construction of 14 affordable for-sale single family homes.

The Planning Board recommended approval of this Redevelopment Project Plan at the December 4, 2024 public hearing.

The Redevelopment Project Plan authorizes the City’s participation in the redevelopment of this project site through the allocation of Tax Increment Financing (TIF) in an amount up to $859,437.00, which includes capitalized interest. TIF loan proceeds will be used to offset eligible expenses such as acquisition, site preparation, architectural and engineering costs, various studies and other public improvements as required. The total estimated project costs are $5,147,490.00, but are subject to change as final costs come in.

A copy of said plan is available for public inspection in the City Clerk’s Office.

The redevelopment project plan proposes the demolition of two vacant commercial buildings and the construction of a new five story apartment building with 85 market rate units.

The Planning Board recommended approval of this Redevelopment Project Plan at the November 6, 2024 public hearing.

The Redevelopment Project Plan authorizes the City’s participation in the redevelopment of this project site through the allocation of Tax Increment Financing (TIF) in an amount up to $2,900,541.00, which includes capitalized interest. TIF loan proceeds will be used to offset eligible expenses such as acquisition, site preparation, tree removal, architectural and engineering costs, various studies and other public improvements as required. The total estimated project costs are $25,000,000.00, but are subject to change as final costs come in.

A copy of said plan is available for public inspection in the City Clerk’s Office.
