PUBLIC HEARING NOTICE

HUB 1401

REDEVELOPMENT PROJECT PLAN

NOTICE IS HEREBY GIVEN that the City Council of the City of Omaha, Nebraska, will meet and hold a public hearing on December 10, 2019, beginning at 2:00 PM in Legislative Chambers, 1819 Farnam Street, Omaha, Nebraska 68183 for the purpose of hearing testimony for:

 

The Hub 1401 Redevelopment Project Plan.

 

The redevelopment project plan proposes the rehabilitation of the 43,000 square-foot, two-story building for a mix of office and retail commercial uses. The historic window openings that have been filed in with brick will be reopened and new windows will be installed. The developers plan to create an ‘innovation hub’ with office space for nonprofit entities or technology-focused businesses, and a coffee shop/beanery and small brewery are also envisioned as possible uses. The redevelopment project will also include a roof top patio. The developer has acquired the building at 801 South 16th Street, and will develop that site to provide about 100 parking stalls, both covered and uncovered, dedicated to support the reuse of the Hub 1401 building.

 

The Planning Board recommended approval of this Redevelopment Project Plan at the October 2, 2019 public hearing.

 

The Redevelopment Project Plan authorizes the City’s participation in the redevelopment of this project site through the allocation of TIF in an amount up to $836,191.00, plus accrued interest. TIF will be used to offset eligible expenses such as acquisition, building rehabilitation, architectural and engineering costs, and other public improvements as required. The total estimated project costs are $7,322,938.00, but are subject to change as final costs come in.

 

A copy of said plan is available for public inspection in the City Clerk’s Office.

GARAGE LOFTS

REDEVELOPMENT PROJECT PLAN

NOTICE IS HEREBY GIVEN that the City Council of the City of Omaha, Nebraska, will meet and hold a public hearing on December 10, 2019, beginning at 2:00 PM in Legislative Chambers, 1819 Farnam Street, Omaha, Nebraska 68183 for the purpose of hearing testimony for:

 

The Garage Lofts Redevelopment Project Plan.

 

The redevelopment project plan proposes the demolition of existing structures on the site and new construction of a three-story, affordable, multi-family housing structure with the assistance of TIF and low-income housing tax credits. The new structure will contain 30 units of three and four bedroom apartments. The structure will have a front entrance on South 24th Street and 30 surface parking stalls provided for the tenants accessible from South 24th Avenue; 2 stalls will be ADA compliant.

 

The Planning Board recommended approval of this Redevelopment Project Plan at the October 2, 2019 public hearing.

 

The Redevelopment Project Plan authorizes the City’s participation in the redevelopment of this project site through the allocation of TIF in an amount up to $230,000.00, plus accrued interest. TIF will be used to offset eligible expenses such as acquisition, public improvements, architectural and engineering fees and some site work. The total estimated project costs are $6,045,444.00, but are subject to change as final costs come in.

 

A copy of said plan is available for public inspection in the City Clerk’s Office.

BENSON APARTMENTS

REDEVELOPMENT PROJECT PLAN

NOTICE IS HEREBY GIVEN that the City Council of the City of Omaha, Nebraska, will meet and hold a public hearing on December 10, 2019, beginning at 2:00 PM in Legislative Chambers, 1819 Farnam Street, Omaha, Nebraska 68183 for the purpose of hearing testimony for:

 

The Benson Apartments Redevelopment Project Plan.

 

The redevelopment project plan proposes new construction of a five-story residential apartments building on a vacant site of about 0.69 acres. There will be four stories of apartment units on top of one level of structured parking. There will be a total of 97 units comprised of a mix of studio, one, and two bedroom units, and the structured parking consists of 66 parking stalls.

 

The Planning Board recommended approval of this Redevelopment Project Plan at the October 2, 2019 public hearing.

 

The Redevelopment Project Plan authorizes the City’s participation in the redevelopment of this project site through the allocation of TIF in an amount up to $2,067,135.00, plus accrued interest. TIF will be used to offset eligible expenses such as acquisition, site work, construction of engineering foundations, architectural and engineering costs, utility line undergrounding and relocations, technical studies, and other public improvements as required. The total estimated project costs are $14,357,626.00, but are subject to change as final costs come in.

 

A copy of said plan is available for public inspection in the City Clerk’s Office.
